Who lives in Welwyn Garden City?

For anyone buying or renting in Welwyn Garden City.

Welwyn Garden City is lived in by a broad middle of working households, families and people on their own. Just over half own their homes. Nearly a third rent from a social landlord. The typical resident is 40. Household incomes are comfortable without being lavish. A town planned for everyone has ended up with roughly everyone.

At the 2021 census, which is the source for every population figure on this page, Welwyn Garden City had 52,143 residents in 21,756 households. About 55% of households owned their homes, about 31% rented from a social landlord and about 12% rented privately. The social share is the one that stands out, and it goes back to the town's years as a new town, when much of the housing was built to rent. The town built for tenants still has plenty of them.

The typical resident is 40, and about 28% of residents are aged 25 to 44, the years of careers, mortgages and small children. Welwyn Garden City turned 100 in 2020, which makes the town comfortably older than most of the people living in it.

The Office for National Statistics models typical household income in Welwyn Garden City at about £68,000 a year before tax for the financial year to March 2023. Gross is the figure on the payslip before deductions, and it is a modelled average from a couple of years ago, so the money actually reaching a household's bank account is smaller. It describes a town where most households work and earn a decent living without anyone mistaking the place for a stockbroker belt.

Living arrangements are mixed. About 30% of households are one person living alone, and within that, about 13% of all households are a pensioner living alone. Couples with dependent children make up about 23% of households, and lone parents about 12%. For a town whose three-bedroom house was drawn up with a family in mind, nearly a third of front doors open onto a household of one.

On qualifications, about 38% of residents aged 16 and over hold a degree-level qualification, and about 14% hold none. Full-time students make up about 2% of residents. Oaklands College has a campus near the town centre, but the town does not fill up and empty with the academic year, and the mix of qualifications looks like a working town with graduates and non-graduates living on the same streets.

Welwyn Garden City's population is a cross-section, average on income and education and broad on tenure, which is about the mix a town planned for a full social life ought to produce. Buyers looking for a single type of neighbour will find several instead.
