What do houses cost in Welwyn Garden City?

For anyone buying or renting in Welwyn Garden City.

A typical home in Welwyn Garden City sells for about £415,000, and the typical home here is a terrace. Flats go for about £240,000. Detached houses go for about £760,000. Prices are up around 6% on the year. Utopia came with a mortgage after all.

The Land Registry recorded 452 sales in the year to May 2026, at a median of £415,000. Terraced houses were the biggest group by far, 185 sales at a median of £420,000. The 128 flats sold for about £240,000, the 88 semis for about £540,000 and the 51 detached houses for about £760,000. Ebenezer Howard's idea of a garden city had the land held in trust for the community. The community now buys it back one terrace at a time.

The official house price index for the area puts the average price at about £454,000 in May 2026, up about 6% over twelve months. Flats moved more slowly, up about 3% to an average of around £250,000. The index uses a mean, which explains why it lands higher than the Land Registry median. For flats, the market is keeping its head. For houses it is a little keener.

Band C is the most common council tax band in Welwyn Garden City, and only about 15% of homes are in bands A and B. A band D home pays about £2,450 a year. The town was built to a single plan, and the council tax list reads like one: a lot of middle, very little bottom.

Renting runs at about £1,470 a month as Welwyn Hatfield's typical private rent, an average from the Office for National Statistics index for April 2026 that takes in Hatfield along with the garden city. By size, a one-bed averages about £1,030, a two-bed about £1,340, a three-bed about £1,600 and a four-bed or larger about £2,280. There is no reliable figure for studios or rooms, so none is given here.

Household income in Welwyn Garden City was modelled by the Office for National Statistics at about £68,000 a year, gross and before tax, for the financial year to March 2023. Against a typical price of £415,000, a single earner on that kind of money is stretching. Two earners with a deposit are in the game, though the detached end of the market is a separate conversation.

Of the sales that could be matched to an energy certificate's floor area, about 86% of them, the median price was about £5,200 a square metre, on a typical floor area of 82 square metres. That is a modest amount of house for the money, which is what a town of terraces and post-war semis looks like on a measuring tape.

At the 2021 census, about 15% of homes had one bedroom, 23% two, 44% three and 18% four or more. The three-bed is the town's standard unit, laid out for families a century ago and still selling to them now. If the plan is to turn a three into a four, ask what the Scheme of Management, the town's own set of rules for altering homes, will allow on the outside before the offer goes in, because the extra bedroom is where the extra value lives.

Welwyn Garden City costs about what it should, middling for a well-connected Hertfordshire town and short of a bargain anywhere on the ladder. The price is fair. Being able to afford it alone is another matter.
