Who lives in Sawbridgeworth?

For anyone buying or renting in Sawbridgeworth.

Sawbridgeworth is home to comfortably off, middle-aged homeowners and the families they raised there. About three in four own their home. The typical resident is in their mid-forties. A third have a degree. It is a town of people who arrived to bring up a family and stayed on after the children left.

The 2021 Census counted 10,789 people in 4,656 households, and every figure on this page comes from that census unless another source is named. About 74% of households own their home, about 19% rent privately and about 8% rent social housing. That mix makes home ownership the normal state of affairs here.

The median age is 45, and people aged 25 to 44 make up about 24% of the population. The town is not elderly. It is a place where most residents bought their homes some years ago and stopped thinking about moving.

The Office for National Statistics models typical household income at about £65,600 before tax for the financial year to March 2023, averaged across the town's two middle-sized statistical areas. After tax the same households keep about £46,400, and that is the figure their monthly budgets actually run on. The modelled figure is an average across both areas, so it hides the gap between a couple of earners in a detached house on the edge of town and a pensioner in a flat near the centre.

Lone-parent families head about 9% of households.

About 30% of households are one person living alone, and about 14% are a single pensioner, a group already counted inside that 30%. Couples with dependent children make up about 21%. That means more homes in Sawbridgeworth hold a single occupant than a couple with children, so the town's family image is a little out of date. The families are still here, though by now many of them are the parents who stayed on after the children left.

About 35% of adults hold a degree-level qualification, about 14% have no qualifications, and about 2% are full-time students. With no university in town, it doesn't empty out between terms or fill up again in September. The town produced the composer Bernard Rose and the actor Stephen Greif, so the arts have always had at least a toehold here.

The residents are one of Sawbridgeworth's real strengths. It is a settled, healthy, well-qualified town of homeowners whose children have mostly grown up there and moved on.
