What do houses cost in Sawbridgeworth?

For anyone buying or renting in Sawbridgeworth.

A typical home in Sawbridgeworth sells for about £418,000. A flat costs around half that. A detached house costs nearly half as much again. The town's housing comes in roughly equal parts, so the typical price lands close to where most buyers end up. Sawbridgeworth is expensive in the ordinary Hertfordshire way, not the eye-watering way.

The Land Registry recorded 126 sales in the year to late May 2026, at a median of about £418,000. Flats sold for a median of £220,000 across 35 sales, terraced houses £380,000 across 33, semis about £483,000 across 28, and detached houses about £615,000 across 30. All four types sold in nearly equal numbers. That makes the median an unusually fair midpoint, because no single type is dragging it around.

The Land Registry's house price index for the area put the average at about £460,000 in May 2026, 4% higher than twelve months before. Flats rose 2% over the same year, and the overall average is up about 15% on five years earlier. Those are modest gains and no more than that. Anyone hoping for a dip is waiting on a town where three households in four own their home and few of them seem in a hurry to sell.

The most common council tax band is C, and only about 13% of homes are in the two cheapest bands, A and B. East Hertfordshire's band D bill comes to about £2,455 a year. At the top, the 30 homes in band H pay about £4,910 a year.

The Office for National Statistics puts private rent across the whole East Hertfordshire district at about £1,500 a month on average as of April 2026, 4% up on a year earlier. That is a mean from its rent index, not a median of current listings. By size, the district averages run from about £1,060 for one bedroom to £1,350 for two, £1,640 for three and £2,400 for four or more. The district-wide average for a four-bedroom house buys a lot of mortgage interest.

The Office for National Statistics models gross household income at about £65,600 for the financial year to March 2023, before tax and averaged across the town's two middle-sized statistical areas. After tax that comes down to about £46,400. Against a median sale of £418,000, that is workable for two earners on those incomes and a real stretch for one. The income figures are also three years older than the prices they are being set against, and house prices have not stood still since.

Of the sales that could be matched to an energy certificate's floor area, which is 83% of them, the median price per square metre was about £4,725, on a typical floor area of about 86 square metres. The few sales that could not be matched tend to be new builds and odd conversions, which are the ones a buyer most needs to measure. If the house you like is one of the town's 162 listed buildings, look up its entry on the national heritage list before you agree a price. A listing changes what the repairs will cost and what changes you will be allowed to make, and neither of those shows up in a price per square metre.

The 2021 Census found 14% of homes with one bedroom, 23% with two, 35% with three and 28% with four or more. Three-bedroom houses are the town's standard size, and more homes have four bedrooms than one. First-time buyers are competing for the smallest share of the stock, which is the flats at £220,000.

Prices in Sawbridgeworth are middling for the area: high enough that a single income struggles, and nowhere near enough of a premium to call the town a bargain or a stretch.
