A typical New Haw home sells for about £480,000, which is Surrey money for a village built mostly after the war. Flats go for less than half that. Detached houses get close to £700,000. Only a few dozen homes change hands in a year. Buyers here pay full price for a solid middle and have little else to choose from.
The Land Registry recorded 36 sales in New Haw in the year to late April 2026, at a median of £480,000. Semi-detached houses were the busiest type, with 13 sales at a median of £480,000. Terraces followed with seven sales at £475,000. The eight detached sales came in at about £692,500, and the eight flats at about £230,000. The flat market is so small that one sale of a nicer flat can move the median.
The official house price index for the area rose 2% in the twelve months to May 2026, to an average of about £482,000, and has gained about 10% over five years. Flats went the other way, slipping by about half a percent over the same twelve months. Neither number calls for a celebration or a panic. They describe a market that went up gently for houses and stayed flat for flats.
The most common council-tax band in New Haw is E, and only 12% of homes fall into bands A or B. Runnymede's band D bill comes to about £2,490 a year, which is the easiest figure to hold up against your current bill. The borough also has a band H rate of about £4,990 a year, and not one New Haw home is valued high enough to pay it.
Across Runnymede, the typical private rent is about £1,570 a month, an average from the Office for National Statistics' rent index for the whole borough, and it fell about 3% in the year to April 2026. By size, the borough averages about £1,070 for a one-bed, £1,380 for a two-bed, £1,660 for a three-bed and £2,390 for four bedrooms or more. Nobody publishes studio or room rents for the area. In a village where most homes are owned, these borough figures stand in for a rental market the village barely has.
The Office for National Statistics models gross household income in New Haw at about £68,500 for the financial year to March 2023, before tax. Set against a £480,000 median, that is a stretch for a single income and manageable for a couple who both earn well and bring a deposit from a previous sale. Gross pay is what a mortgage adviser looks at first. The bank statement shows what is left after tax.
Of the 36 sales, 30 could be matched to the floor area on an energy certificate, about 83% of them. Their median was about £5,500 per square metre, and the typical home behind that figure measured 90 square metres. That is a family-sized house, priced like one. Plenty of New Haw houses have had extensions, so check that the floor area on the certificate matches the house on the plans. An extension that never made it onto the certificate shows up only when the survey comes back.
At the 2021 census, 39% of New Haw households had three bedrooms and 28% had four or more. Two-bedroom homes made up 24% and one-bedroom homes 9%. The three-bed is the most common home in the village, and buyers looking at it are mostly competing with other families who also want one.
House prices are New Haw's weak spot. A buyer pays Surrey rates for a three-bed in a post-war village, and the cheaper ways in are a handful of flat sales a year.
