Who lives in Hounslow West?

For anyone buying or renting in Hounslow West.

Hounslow West is mostly people in their thirties renting near their work. About six in ten households rent. The typical resident is in their mid-thirties. Couples with children slightly outnumber people living alone. Students are rare. It is a neighbourhood at the busiest stage of life, most of it renting through that stage.

The 2021 census is the source for every population figure on this page. It found about 39% of Hounslow West's households owning their home. About 34% rent privately and about 25% rent from a council or housing association. Owners make up the largest single group, but renters of both kinds together outnumber them. On most streets, the household that has been there longest is quite possibly the landlord's.

The median age is about 36, and about 33% of residents are between 25 and 44. That is the age band of first jobs turning into proper careers, of first children and of a first serious look at mortgage rates. The neighbourhood is old enough to have settled into jobs and still young enough to be moving on.

Household income in Hounslow West was about £67,000 a year before tax in the year to March 2023, on the Office for National Statistics' modelled figure averaged across the area. That is gross pay from more than three years ago. It looks comfortable on paper, though in a household paying a London rent the comfort is mostly on paper.

Lone-parent households make up about 15% of the total. Couples with dependent children make up about 23%. About 21% of households are one person living alone, and within that group about 8% of all households are a single pensioner. That leaves the remainder shared among couples without children, adult children still at home and groups of sharers, which in a neighbourhood this close to Heathrow and this full of rented flats is about what you would expect.

About 34% of adults hold a degree-level qualification, about 22% have no formal qualifications, and about 3% of residents are full-time students. Both ends of the education range are well represented here, so the street holds the newly qualified next to people who went straight into work. With students at about 3%, the area has no university crowd, and no landlord here plans around term dates.

At the census, about 85% of Hounslow West's residents described their health as good or very good, and about 5% as bad or very bad. Across the London Borough of Hounslow as a whole, the Office for Health Improvement and Disparities puts the rate of deaths from preventable causes better than the England average, and the share of adults who smoke similar to it. Those two are borough-wide measures, covering everywhere from Heathrow's edge to the river, and the neighbourhood has no figure of its own.

About 252 residents live in communal settings such as care homes and hostels, out of a population of about 37,000. That is too few to change how any of the shares above should be read.

As a community, Hounslow West is on the weak side. Most households rent, many of them for short periods, and a neighbourhood where few people expect to stay has less reason to put down roots.
