What do houses cost in Hounslow West?

For anyone buying or renting in Hounslow West.

A typical home in Hounslow West sells for about £450,000. Flats go for under £300,000. Semis go for nearly £580,000. Prices have dipped a little over the past year, flats more than houses. It is an outer-London price for an outer-London postcode, and the bargains are mostly at the small end.

The Land Registry recorded 76 sales in the year to late April 2026, at a typical price of about £450,500. That middle figure hides three different markets. The 22 flats sold went for around £298,000, the 30 terraces for around £461,000 and the 24 semis for around £579,000. Moving from a terrace to a semi means paying the higher of those two prices, mostly for a side wall that nobody shares.

The government's house price index for the area showed average prices down about 2% in the year to May 2026, and flats down about 5% over the same twelve months. Over the most recent month the index moved up about half a percent, which is too small to read much into. A five-year view gives a rise of about 5%, so whoever bought in Hounslow West half a decade ago is roughly where they started once inflation has had its say. The weaker flat figure is good news for a first-time buyer and less cheering for the landlord who bought a one-bed near the tube expecting it to look after itself.

Band D is the most common council-tax band here, and only about 13% of homes fall into the two cheapest bands, A and B. A band D bill comes to about £2,190 a year. Few homes here sit in the cheap bands, so most buyers will be paying a middling council-tax bill.

Typical private rent across the London Borough of Hounslow is about £1,920 a month as of April 2026, up about 3% on the year before. That is a borough-wide average from the Office for National Statistics' rent index, a mean and not this neighbourhood's own figure. By size, the same index puts a one-bed at about £1,560 a month, a two-bed at about £1,920, a three-bed at about £2,200 and four bedrooms or more at about £3,040. Rents went up over the year while sale prices slipped, which suits the people who own the flats more than the people living in them.

Household income in Hounslow West was about £67,000 a year before tax in the year to March 2023, on the Office for National Statistics' modelled figures averaged across the area. That figure is more than three years old, and it is gross. Against a typical sale price of about £450,000, a house is a stretch on one salary and needs two plus a decent deposit. The flats are where a single earner has a realistic chance.

Among the sales that could be matched to an energy certificate's floor area, about 88% of the total, the typical price came to about £5,500 per square metre. The typical floor area behind those sales was about 83 square metres, roughly a modest family home. The square-metre figure is the one to bring to a viewing. Get the floor area off the home's energy certificate and compare it against that £5,500, because a room described as a bedroom has no minimum size.

The 2021 census gives the bedroom mix. About 17% of homes have one bedroom, about 30% have two, about 36% have three and about 18% have four or more. The three-bed is the local standard, which means every family moving up is chasing the same house.

On price, Hounslow West is middling. Flats are within reach of an ordinary London income, and anything with a garden and a side gate costs considerably more.
