What do houses cost in Aston Clinton?

For anyone buying or renting in Aston Clinton.

A typical house in Aston Clinton sells for about £525,000. Detached homes go for around £700,000. Terraces are the cheaper door at under £400,000. Flats barely register. The price buys space and hills, and the village has no plans to apologise for it.

In the year to late May 2026, the Land Registry recorded 121 sales across the Aston Clinton area, which takes in Weston Turville as well, at a median of about £525,000. The 51 detached homes that sold went for a median of around £700,000, the 35 semi-detached for about £520,000 and the 25 terraces for about £395,000. Ten flats changed hands at around £221,000 each, so anyone hoping to start small here is choosing from a shortlist that fits on a beer mat.

The published house price index for the area rose 2.8% in the twelve months to May 2026, a modest increase. Flats moved by 0.4% over the same year, which barely counts as moving at all. In a market where only ten flats sold, a buyer of one is mostly at the mercy of whichever other nine came up that year.

Band D is the most common council tax band, and only about 6% of homes sit in bands A and B. A band D bill here runs to about £2,527 a year. Plenty of homes come in above that, so it's worth checking the actual band on the Valuation Office Agency's register for any house on the shortlist, because a detached house a street away from another can land a band or two higher.

Renting gets priced at county level. Across the Buckinghamshire area as a whole, the typical private rent was about £1,470 a month in April 2026, a mean from the Office for National Statistics' rent index. Split by size, that comes to about £1,030 for one bedroom, £1,310 for two, £1,600 for three and £2,360 for four or more. With almost every house in the village owned by the people living in it, the county figure is the nearest thing to a local rent anyone has.

Median household income in the area was about £72,000 a year before tax in the financial year to March 2023, a figure the Office for National Statistics models across the area, not a payslip anyone has seen. That is a comfortable income, and a £525,000 house is still a stretch on it. Gross pay is the number people mention at dinner and net pay is the one the mortgage lender works from, and the figure is three years old.

Of the sales that could be matched to an energy certificate, about 89% of the total, the median price came to about £5,000 per square metre, and the typical home behind that figure measured about 105 square metres. That is a decent amount of house for the money by Buckinghamshire's standards, and it explains why so few people here bother with flats.

At the 2021 census, about 44% of households across the area lived in homes with four or more bedrooms, 33% had three, 18% had two and just 5% had one. A listing describing a three-bedroom house as roomy is describing the smaller end of the market here.

Houses in Aston Clinton cost what a big detached home at the foot of the Chilterns tends to cost. Value for money is middling. Families with the deposit will find room for the money, and first-time buyers will mostly be looking at those ten flats.
