About £390,000 buys the typical home in Addlestone. Flats go for about a quarter of a million. Semis cost closer to half a million. Prices barely moved over the year. You get Surrey without needing a trust fund, provided a semi is enough.
The Land Registry recorded 168 sales in Addlestone in the year to May 2026, at a typical price of £392,500. Flats were the busiest part of the market, with 63 sales at about £255,000. The 35 terraces went for about £395,000, the 44 semis for around £472,000 and the 26 detached houses for £535,000. Only 26 detached houses changed hands all year, so anyone set on one has very little to choose from.
The official house price index put the average at about £482,000 in May 2026, up 2% on a year earlier and about 10% over five years. Flats on the same index went the other way, down 0.5%. Neither change is large. Owners of houses are holding their ground, and owners of flats are standing still.
Band C is the most common council-tax band in Addlestone, and only 12% of homes are in bands A or B. Runnymede charges about £2,490 a year for band D, which is the figure to check against your current bill.
Runnymede's typical private rent was about £1,570 a month in April 2026, down about 3% on a year earlier. That figure is a mean across the whole borough from the Office for National Statistics index, not an average of local listings. Broken down by size, the borough averages about £1,070 for one bedroom, £1,380 for two, £1,660 for three and £2,390 for four or more. Studio and room rents aren't published. Over the past year, landlords across the borough took the hit, not tenants.
Modelled household income in Addlestone averaged about £65,000 a year before tax in the financial year to March 2023, so that figure is a few years old and pre-tax. On that income, a typical sale at £392,500 is a stretch, while a flat at about £255,000 is realistic for a household with two salaries.
The sales that could be matched to an energy certificate's floor area, 72% of the year's total, went for a median of about £5,400 per square metre. The typical floor area behind that figure is 79 square metres. That's a family-sized home for money that would buy a lot less floor in the parts of Surrey that charge for the name.
At the 2021 Census, 18% of Addlestone households lived in one-bedroom homes, 33% in two, 34% in three and 15% in four or more. Two- and three-bedroom homes make up the bulk of the town in roughly equal shares, so most buyers here are weighing up whether one more bedroom is worth the move from a flat to a semi.
For Surrey, Addlestone is one of the more reachable places to buy, and that's mainly down to the semis.
