Wooburn is a village of homeowners in their late forties, most with a degree, good health and a garden to keep. Nearly nine in ten own their home. Renters are scarce. Almost half the adults have a degree. Hardly anyone reports poor health.
The 2021 Census counted 1,478 people in 637 households, and every population figure on this page comes from that census unless stated otherwise. Of those households, 85% own their home and 12% rent privately, with about 3% in social housing. In a village where that many people own, a For Sale board is a rarer sight than a planning notice.
The median resident is 47, and 23% of residents are aged 25 to 44, the years of first homes and young children. People generally arrive here after those years have paid for a house, so the age profile runs older than the school gates would suggest.
The Office for National Statistics models household income before tax at about £66,300 a year for the wider area around Wooburn, in the financial year to March 2023. That is the figure before tax and deductions, modelled across a larger area than the village itself, and the mortgage gets paid from what remains after tax.
Lone parents head 7% of households. That figure is small and stable in a village built around couples and family houses.
Single-person households make up 29% of the total. Single pensioners living alone, at 15% of all households, are part of that 29%. Couples with dependent children make up 23%. Wooburn has a solid core of families with a large group of older residents living alone around it, and that mix shapes demand for the bungalows and the bus.
At the Census, 46% of adult residents held a degree-level qualification and about 12% had none. Full-time students make up 2% of residents. The students mostly live somewhere else and come home for the holidays.
Asked about their own health in the Census, 88% of Wooburn's residents said it was good or very good. Across Buckinghamshire as a whole, smoking runs at about 8% of adults, better than the England figure, and the council area's rate of deaths from preventable causes is also better than England's. Those are county-wide figures benchmarked against England, and they apply to Buckinghamshire as a whole more than to any one village.
Wooburn's residents are owners, well qualified, healthy and mostly in work. The combination is about as strong as Buckinghamshire village life gets, and it shows in the condition of the place.
