Who lives in Wheathampstead?

For anyone buying or renting in Wheathampstead.

Wheathampstead is home mostly to established, well-qualified homeowners in middle age. Three in four households own their home. The typical resident is in their mid-forties. Close to half the adults have a degree. People here tend to arrive with careers already under way, and few of them are just starting out.

The 2021 census, the source for every population figure on this page, counted about 8,728 residents across Wheathampstead and the surrounding villages, Sandridge included. About 74% of households own their home, about 16% rent from a council or housing association and about 10% rent privately. There are more social tenants than private renters here, so the private rented market is small.

The median resident is 45, and only about 20% of residents are aged 25 to 44, the age group that usually buys a first home and fills the primary school places. The people who would buy their first home here are the age group the village has least of.

On income, the Office for National Statistics models typical gross household income at about £76,000 before tax for the financial year to March 2023, averaged across the area. That is a modelled average for a few years ago, so it describes the area in general rather than any one household. Many households here earned their money in previous careers or brought it from the sale of a previous home.

By household type, about 27% of households are couples with dependent children and about 9% are lone parents. About 25% are one person living alone, and within that about 14% are a pensioner living alone. Families with children and older people on their own make up much of the village, with fewer young adults in between.

On qualifications, about 48% of residents aged 16 and over hold a degree or equivalent, about 10% have no formal qualifications, and only about 1% are full-time students. With no college or university in the village, full-time students mostly appear only when they are home in the holidays.

The people are one of Wheathampstead's real strengths. Residents tend to be settled, well educated and secure, which gives buyers stable neighbours.
