What do houses cost in Wheathampstead?

For anyone buying or renting in Wheathampstead.

A typical home in Wheathampstead sells for about £656,000. Detached houses go for close to a million. Terraces still clear half a million. Flats are the only way in at a lower price, and very few come up. The village has moved upmarket, and buyers on an ordinary salary are being priced out.

The Land Registry recorded 80 sales in Wheathampstead and the surrounding villages in the year to May 2026. The median price was about £656,000. The 29 detached houses had a median of about £940,000, the 25 semis about £650,000 and the 16 terraces about £515,000. The ten flats came in at around £267,000. With so few sales, a couple of large houses changing hands in the same year can move the headline median more than the market itself does. Edward the Confessor gave the village to Westminster Abbey, and nobody has picked up property here that cheaply since.

The official house price index for the area put the average price at about £638,000 in May 2026, up 3% on a year earlier. Flats rose 1.3% over the same year. Those are modest increases on a high starting price, and they show the past twelve months, not where prices will go next.

Council tax runs to the same pattern. Band D is the most common band, and only about 3% of homes are in bands A or B, the two cheapest. A band D bill is about £2,420 a year. The list goes all the way up to band H, at about £4,840 a year. Bands vary a lot from one house to the next here, so ask for the band of the specific house you're viewing, because the bill can be about double the band D figure.

Renting doesn't get you in cheaply either. The typical private rent was about £1,920 a month in April 2026. That figure is a mean from the Office for National Statistics index and covers the whole St Albans council area, city flats included, not this village alone. By size, a one-bedroom home averages about £1,260 a month, two bedrooms about £1,620, three about £2,000 and four or more about £2,890.

Local earnings are high, though not high enough to make these prices easy. The Office for National Statistics models gross household income, before tax, at about £76,000 for the financial year to March 2023, averaged across the area. Set that against a median sale price of about £656,000 and almost no one is buying on salary alone. Most buyers here bring equity from a house they've sold, help from family, or both.

On price per square metre, the median is about £6,200, behind a typical floor area of about 105 square metres. That covers the sales that could be matched to an energy certificate's floor area, which was about 84% of them. Most of the money goes on space, and here space comes as a decent family house, not a showpiece.

The housing stock is built for families. At the 2021 Census, about 37% of homes had four or more bedrooms and 35% had three, against 20% with two and 8% with one. A first-time buyer looking for a one-bedroom home is choosing from the smallest part of the stock. The four-bedroom houses that dominate the market are mostly bought by people who already own a three-bedroom one.

On price, this is one of the hardest places to buy into around St Albans, at every size, every band and every tenure. Buyers who already have equity and money behind them will find the houses here worth it. For anyone starting from a salary alone, the arithmetic will be hard to make work.
