What do houses cost in Upper Edmonton?

For anyone buying or renting in Upper Edmonton.

A typical home in Upper Edmonton sells for about £420,000. Most of what sells is a terrace. A flat costs a good deal less. Prices are almost exactly where they were a year ago. That is full London money for a home a short walk from the North Circular, and the price has at least stopped climbing.

The Land Registry recorded 82 sales in the year to the end of May 2026, at a median of about £420,000. Terraces made up 53 of them and fetched a median of about £438,000. The 21 flats went for around £275,000. The eight semi-detached houses reached about £470,500, which is less a market than a handful of families moving house. With so few semis, one sale either way can move that figure further than anything the wider market does.

On the government's house price index, Upper Edmonton's average stood at about £469,000 in May 2026, down 0.7% on a year earlier. That is barely a change at all. Flats did worse, with the flat-only index down 3.5% over the same twelve months. Buyers of terraces are holding steady while flat owners take the hit.

Council tax is mostly band C, and about 27% of homes fall in bands A or B. A band D bill in Enfield comes to about £2,270 a year. A typical terrace here is likely to land below that, but it is still a terrace with a London price and a London council tax bill.

Enfield's typical private rent, measured across the whole borough, is about £1,780 a month as of April 2026, up 4% on a year earlier. It is an average taken from the Office for National Statistics rent index, not a figure built from local listings. Across the borough, a one-bedroom home averages about £1,380 a month, two bedrooms about £1,710, three bedrooms about £2,030 and four or more about £2,740. No studio or room figure is published.

The Office for National Statistics modelled the median household income across the area at about £58,000 for the financial year to March 2023. That is gross, before tax, and three years old, while the £420,000 is from this year. Set against the price of a typical terrace, that income is a stretch. Mortgage lenders work from income after deductions, and their calculations here are not generous. A household on that income looking at a flat around £275,000 is in a different conversation from one looking at a terrace.

Among the sales the Land Registry and the energy certificate register can match, which cover about 89% of the year's total, the median price was about £5,270 per square metre. The typical home behind that figure measures about 78 square metres. Corporate owners hold 1,663 titles in the N18 postcode district. A flat buyer should ask who owns the freehold and what the service charge has done over the last few years, because that cost does not show up in any price per square metre.

At the 2021 census, about 15% of homes had one bedroom, 34% had two, 39% had three, and 12% had four or more. The three-bedroom terrace is what most people here buy and what most families end up competing for. Four bedrooms are scarce enough that a growing family usually ends up on the next borough's listings.

Upper Edmonton is cheaper than the London postcodes buyers compare it with, and expensive against what local households earn. For anyone on a local wage, the affordable home here is the flat.
