What do houses cost in Thornton Heath?

For anyone buying or renting in Thornton Heath.

About £420,000 buys the typical home in Thornton Heath, and it is usually a terrace. Flats go for about £274,000. Semis cost a bit more than terraces. Prices have barely moved in five years. This market has been lying down for some time and shows no sign of getting up.

The Land Registry recorded 221 sales in the year to May 2026, at a median of £420,000. Terraces made up most of them: 143 sold, at a median of about £445,000. The 54 flats went for around £274,000 and the 20 semis for about £484,000. Only four detached houses changed hands, at about £558,000, so the detached market barely exists. The useful choice is a terrace or a flat, and the gap between them is the size of a deposit.

The official house price index for Thornton Heath put the average at about £397,000 in May 2026. That was down 0.4% on a year earlier, which is close enough to flat that the change hardly matters. Flats did worse, down about 3% to an average of roughly £258,500. Over five years the index is up less than 1%. Anyone who bought a flat here expecting London to carry its value upwards has had a quiet five years of disappointment. A listing that calls a flat "an investment" is quoting a different index.

Band D is the most common council-tax band here, at about £2,600 a year. About 24% of homes fall into bands A or B, where a band A bill is around £1,730. Check the band on the Valuation Office Agency's list for the exact house. Two terraces on the same road can sit in different bands, and the cheaper one may not stay cheaper once the bill arrives.

Croydon puts its typical private rent at about £1,560 a month for April 2026, up roughly 4% on a year earlier. That is an Office for National Statistics mean for the whole borough, not the median of a list of adverts. By size, a one-bedroom home averaged about £1,250, two bedrooms £1,560, three bedrooms £1,840, and four or more about £2,650. Rents are still going up while sale prices stand still. Landlords notice that. Their tenants notice it more.

Modelled household income here averaged about £66,700 a year before tax in the financial year to March 2023, and around £47,000 after tax and housing costs are taken out. That is the household total, usually earned by two people, and it is three years old. Against a £420,000 terrace, one salary has a hard time. Two salaries and a deposit saved over several years make it workable. A flat is the realistic route for a single buyer.

Of the sales that could be matched to an energy certificate's floor area, about 89% of the total, the median price was about £4,700 per square metre. The typical home behind that figure measured about 90 square metres. That is roughly an Edwardian terrace with the back bedroom now an office and the loft still used for storage.

At the 2021 census, about 41% of homes had three bedrooms, 26% had two, 17% had four or more and 16% had one. Three bedrooms is the standard here, which suits a family at the stage of a cot in the box room and a pram in the hall. Four-bedroom houses are rare enough that a buyer who needs one will be bidding against everyone else who needs one.

Thornton Heath is middling on cost. It is cheap enough to buy a period terrace in London, and still expensive enough that it takes two incomes to do it. Prices have stood still for five years, and that counts for or against a buyer depending on whether they plan to sell.
