Who lives in Tetbury?

For anyone buying or renting in Tetbury.

Tetbury is mostly homeowners in their late forties and older, well qualified and comfortably off. Two-thirds own their home. The typical resident is 47. Four in ten have a degree. It's a town people move to once they've finished moving around.

At the 2021 Census, which is the source for every population figure here, Tetbury had 6,923 residents in 3,209 households. Of those households, 66% owned their home, 15% rented privately and 17% rented from a council or housing association. People who know the town only from the antique shops on Long Street are often surprised that more households rent from a social landlord than from a private one.

The median age is 47, and 23% of residents are between 25 and 44. Some young families are here, but the age profile leans towards people who have already done the moving, the renovating and the school run once.

Household income in the area was modelled at about £60,500 a year before tax for the financial year to March 2023, an Office for National Statistics estimate averaged across the area. That is enough for a comfortable life in a Cotswold town and very little to spare for a Cotswold house.

A third of households, 33%, are one person living alone, and 16% are a single pensioner living alone, a group already counted within that third. Couples with children make up 17% of households and lone parents 7%. One-person homes outnumber family homes with children here, so the school-gate crowd is a much smaller part of the town than the number of three-bedroom houses suggests.

About 40% of residents aged 16 and over hold a degree-level qualification, and 14% have no formal qualifications. Full-time students make up about 1% of residents. There's no college town feel here and no rush of students in September.

Tetbury is a well-off, well-educated town of owners who arrived to stay, and that makes it one of the more comfortable places in the county to live. Anyone looking for a crowd of young renters will need to look elsewhere.
