What do houses cost in St Albans?

For anyone buying or renting in St Albans.

A typical home in St Albans sells for about £590,000. Flats are the way in. Terraces cost nearly twice as much as a flat. Detached houses go for close to a million. The Romans picked this hill for its view of Watling Street, and buyers are still paying for the location.

The Land Registry recorded 732 sales in the year to May 2026, with a median of about £591,000. By type, flats went for about £330,000 across 217 sales, terraced houses for about £615,000 across 244, semis for about £794,000 across 168 and detached houses for about £910,000 across 103. The jump from a flat to a terrace is where most first-time buyers in Marshalswick or Fleetville discover what their deposit was really for.

The official house price index for St Albans had the average at about £638,000 in May 2026, up 3% on a year earlier and about 13% over five years. Flats did less, up about 1% over the same twelve months. That is steady growth, nothing more dramatic, and it means flat owners hoping to trade up to a terrace have watched the gap stay put while they saved.

Council tax lands in the middle of the scale and stays there. Band D is the most common band, and only about 6% of homes are in bands A or B. A band D bill runs to about £2,419 a year. Asking which band a house is in costs nothing, and a semi that turns out to be band F changes the monthly sums more than most negotiations will.

Renting is no easy alternative. Across the St Albans council area, the Office for National Statistics puts the mean private rent at about £1,920 a month in April 2026, up about 3% in a year. By size, that is roughly £1,260 for a one-bedroom home, £1,620 for two bedrooms, £2,000 for three and £2,890 for four or more. Those are averages from the official index across the whole district, and the city streets near the station are unlikely to be at the cheap end of them.

Income goes a long way here, though not as far as the prices do. The Office for National Statistics modelled median household income across the area at about £79,700 a year before tax, in the financial year to March 2023. That is a high figure, and a household earning it still meets a terrace priced at about £615,000. The people buying here tend to bring equity from somewhere else, usually somewhere with a London postcode.

On the sales that could be matched to an energy certificate, about 81% of the total, the median price per square metre was about £7,118, for a typical floor area of about 89 square metres. That is a medium-sized family home on paper, and a buyer pays city-centre rates for each metre of it, garden excluded.

The 2021 census gives the bedroom mix. About 14% of homes have one bedroom, 26% have two, 31% have three and 30% have four or more. That four-bedroom share is large for a cathedral city, which tells a buyer who the market was built for, and explains why the one-bedroom flat is the only rung that never seems to have enough people on it.

St Albans is middling on price. It is not cheap, and the money mostly buys good schools, space and a short run to the motorways.
