Houses in Shaftesbury cost about £272,000. Terraces go for a bit over two hundred and thirty thousand. Detached homes clear four hundred. Flats are rare, and cheap enough to look like a typing error sitting next to them. The gap between those numbers is the whole story of the town.

Detached homes took 45 of those at a median around £417,500 and semi-detached homes 33 at about £267,000, while terraces accounted for 54 at about £233,000, which makes the terrace the town's working currency rather than its entry level. Fourteen flats sold, at a median of about £157,000. Wide at the top, narrow at the bottom, and very little pretending otherwise in between.
The published house price index for the area recorded a rise of about 1% over the twelve months to May 2026, which is movement so slight that calling it a direction is generous. Flats went the other way on the same measure, down about 2% across the year. Neither number is a forecast, and neither is worth changing a plan over.
