Who lives in Ramsgate?

For anyone buying or renting in Ramsgate.

Ramsgate belongs to the people who live in it all year, not the ones who visit in August. Just over half own their home. About one in three households is a single person. The typical resident is in their early forties. The estate-agent fantasy of a harbour full of London escapees is mostly that, a fantasy, and the town is more ordinary and more local than the brochure suggests.

About 56% of households own their home. Private renters make up about 28%, and another 16% rent socially. That puts renting close to half the town, which is more than a seaside town with this many period terraces tends to admit on its postcards.

The median age is 42, and about 25% of residents are between 25 and 44. That is the working-age middle, the people with jobs, mortgages and school runs, rather than a retirement coast or a student town. Ramsgate is neither young enough to be fashionable nor old enough to be sleepy, which is where most real towns end up.

Median gross household income, before tax, was about £48,600 in the financial year to March 2023, an Office for National Statistics estimate averaged across the area. It describes that year, not this one, and it's a household figure, so a two-earner home and a single pensioner are both inside the same number.

Ramsgate has about 43,100 residents living across about 19,000 households, which gives it the scale of a proper town rather than a village with a harbour attached.

On Census 2021 figures, the source for every population number here, about 35% of households are one person living alone, and about 15% of all households are a single pensioner living alone, a group that sits inside the first figure rather than on top of it. Couples with children make up about 16% of households and lone parents about 14%. That is a lot of front doors with one name on the post, and a town that is as much about people living on their own as about families.

About 25% of residents hold a degree-level qualification, about 22% have no formal qualifications, and about 2% are full-time students. The mix leans practical rather than academic, which is what you would get from a port and fishing town that grew up working rather than studying.

Ramsgate's population is where the town looks weakest on paper: a working, local place with more people living alone and fewer degrees than the grander frontages might imply. It is a town built by the people who stayed, and they are not the people in the property adverts.
