What do houses cost in Ramsgate?

For anyone buying or renting in Ramsgate.

A house in Ramsgate costs about £255,000, and the price has barely moved in a year. Terraces sell for a little under that. Flats go for well under it and are getting cheaper. Detached houses are rare enough that you'll meet the other bidders. It's a seaside port town where the view out the back window still costs more than the house.

On the Land Registry's figures for the year to the end of May 2026, 407 homes sold in Ramsgate at a median of £255,000. The type of house matters more than the street. Terraces, the most common sale at 160 transactions, went for a median of £245,000. Semis, with 127 sales, went for £280,000. Detached houses reached about £384,000, but only 44 changed hands, so the detached market is less a market and more a waiting list. Flats sold 76 times at a median of £160,000, which puts a harbour-town flat within reach of people who can't get a parking space in London for that money.

The direction is flat. The official house price index for the area showed the average price down 0.6% in the twelve months to May 2026, which is the kind of fall that only an estate agent would mention, and only to explain why your offer should be higher. Flats did worse, down 3.7% over the same year. Over five years the index is up about 7%. Nobody's calling a boom and nobody's calling a crash, and anyone who does is selling a subscription.

Council tax follows the house prices down the scale. Band B is the most common, and 63% of homes sit in bands A or B. A band D home pays about £2,490 a year, which is the figure worth holding up against your current bill. Most Ramsgate buyers will be paying less than that, because most Ramsgate homes are not band D.

Renting costs about £1,110 a month. That's the typical private rent across the Thanet area as of April 2026, a mean from the Office for National Statistics index rather than Ramsgate's own figure or a median of what's on the listings sites, and it was up about 6% on a year earlier. By size, the area-wide averages run to about £765 for a one-bed, £995 for a two-bed, £1,216 for a three-bed and £1,671 for four bedrooms or more. Rents rising while sale prices sit still is the arithmetic that keeps first-time buyers checking mortgage calculators at midnight.

Median gross household income, before tax, was about £48,600 in the financial year to March 2023, an Office for National Statistics estimate averaged across the area. Against a median sale price of £255,000, a terrace is a stretch for a single earner and within reach for two, and a flat is within reach for most. The income figure is a few years old and house prices have hardly moved since, so it flatters buyers less than an older one would.

Measured by space, homes sold at a median of about £3,100 per square metre across the sales that could be matched to an energy certificate, which covers 79% of the year's transactions. The typical home behind that figure has about 85 square metres of floor space. That's a family house, not a shoebox, and the per-metre figure is the one to use when a listing is vague about which rooms count as bedrooms.

The Census 2021 bedroom mix explains who ends up here. About 15% of homes have one bedroom, 35% have two, 37% have three and 14% have four or more. Two- and three-bed homes make up most of the town, which suits couples and young families and leaves the four-bed hunters fighting over the same 44 detached sales.

Price is one of Ramsgate's real strengths. It sells harbour-town space at a price inland Kent would blush at.
