Who lives in Pangbourne?

For anyone buying or renting in Pangbourne.

Pangbourne is home to people who have already done the hard part. Seven in ten own their home. Nearly half have a degree. The typical resident is in their mid-forties. The village is where careers go once they have finished climbing.

About 70% of households own their home. About 20% rent privately and about 9% rent from a social landlord. Landlords do exist here, but at the parish meeting they are heavily outnumbered. This is a village where the people doing the complaining about the planning applications also own the houses.

The median resident is about 45, and only about 21% of people fall in the 25 to 44 bracket. That's the age group usually still arguing with a mortgage broker, and in Pangbourne most of them have either won the argument or moved somewhere cheaper. The age profile runs older and settled, not old.

Modelled household income averaged about £76,000 before tax across the area in the financial year to March 2023. That is a gross figure, and it describes a year that has since passed, not current pay packets. It's a comfortable income, and in a village with Pangbourne's prices most of it went on the house.

Every population figure on this page comes from the 2021 census. About 27% of households are one person living alone, and about 15% are a pensioner living alone, a group already counted within that 27%. Couples with children make up about 19% of households, and lone parents about 10%. Fewer households here have children at home than have one person living alone, which is not the picture a village with a primary school and a river usually sells. The bedrooms that once held the children are mostly still there, and so are the parents.

About 48% of adults hold a degree-level qualification, about 10% hold no qualifications and about 1% are full-time students. With that many graduates, the parish noticeboard gets more careful proofreading than most. The mix leans towards qualifications, but it isn't all graduates, and a tenth of adults left school with nothing on paper.

About 87% of residents describe their health as good or very good. At the level of West Berkshire as a whole, preventable deaths are better than the England average, and smoking, at about 8% of adults, is similar to the national rate. Those are figures for the council area with England as the benchmark, not for Pangbourne itself.

Around 209 people live in communal settings, such as boarding accommodation or care homes, rather than in private households. That is a small group next to the village as a whole and doesn't change how the other shares should be read.

The people of Pangbourne are one of its strengths: a settled, comfortable and healthy village, mostly owner-occupied and well past the scramble of getting on the ladder.
