What do houses cost in Pangbourne?

For anyone buying or renting in Pangbourne.

Houses in Pangbourne cost about £460,000, and almost nobody's house costs that. A flat goes for around £300,000. A detached house clears a million. The semis sit in the six hundreds. The average splits the difference between two sets of buyers who never view the same listings.

The Land Registry recorded 35 sales in the year to May 2026, at a median of £460,000. Broken down by type, detached houses sold for a median of about £1,210,000 across 11 sales, semi-detached houses for about £620,000 across 9, terraces for about £370,000 across 5 and flats for about £296,000 across 10. With five terraces changing hands in a year, anyone waiting for "a cottage to come up" should bring a book. The detached column is where the village keeps its money, and one sale more or less there moves the headline median more than any change in the market.

The official house price index for the area rose by less than half a percent in the twelve months to May 2026, which is as close to standing still as a market gets. Flats in the same index fell by about 2% over the same year. That is a small move, not a crash. It does mean the cheapest way into the area is the one part of the market that has been drifting backwards, which is useful to know when the agent calls the asking price "firm".

Council tax lands most often in band D, which runs to about £2,505 a year, and that is the bill most readers can hold up against their own. Only about 8% of homes are in the cheapest bands, A and B. A cheap council tax bill here mostly belongs to someone else.

There is no rent figure for Pangbourne on its own. Across the West Berkshire area, typical private rent was about £1,280 a month in April 2026, up 3% on a year earlier. That is a figure for the sales that can be measured, not for every sale. It is also a reminder that space here is priced like a commodity, and the commodity is not cheap.

At the 2021 census, about 7% of households had one bedroom, 22% two, 38% three and 33% four or more. Seven in ten homes have at least three bedrooms, which suits a family and leaves very little for anyone buying on their own. The village was built for households that already own a sofa and a second car.

Houses in Pangbourne are expensive for what the market gives you, with a thin starter end and a detached end priced for people who have already made their money. Value is one of its weak points, and a flat index does nothing to change that.
