Who lives in North Finchley?

For anyone buying or renting in North Finchley.

North Finchley is home to working-age professionals, a fair few of them still renting, living next door to families who bought years ago and stayed. Just over half own their homes. The typical resident is about forty. Half have a degree. You'll meet more people with mortgages and laptops here than students or retirees.

At the 2021 Census, the source for every population figure on this page, about 54% of North Finchley's households owned their home, about 36% rented privately and about 9% rented from a council or housing association. In practice, the owners mostly live on the side streets and the private renters mostly in the flats on the main roads. Plenty of the renters here are saving for a deposit and hoping to stay.

The typical resident is 40, and about 31% of the population is aged between 25 and 44. That's the age group with careers, children and repayments, and in North Finchley it does a lot of its work from home.

The Office for National Statistics models typical household income here at about £78,000 a year before tax, for the financial year to March 2023. That's a modelled average for the area and covers two earners in many homes. It's comfortable on paper, though stretched by the price of a semi in this part of London.

About 29% of households are one person living alone, and about 10% of all households are a pensioner living alone. Couples with dependent children make up about 22% of households, and lone parents about 11%. The rest are mostly couples without children at home, along with sharers and grown-up children who haven't left. The single residents, the pensioners and the families with buggies all use the same bus stops and the same parks. The bus at school time shows that mix better than the census tables.

About 52% of adults hold a degree, about 16% have no formal qualifications and about 2% are full-time students. That's a well-educated area with a real spread. North Finchley isn't a student area, but it isn't uniformly professional either.

About 85% of residents described their own health as good or very good in the 2021 Census. At borough level, Barnet's rate of deaths from preventable causes is better than the England average, and about 9% of Barnet adults smoke, similar to England as a whole. Those two figures come from public health records for Barnet and describe the whole borough.

North Finchley's population is slightly better off and better educated than average, with a sizeable renting minority. Most people here are making steady progress on a mortgage, and plenty of the others are saving for one.
