Is North Finchley at risk of flooding?

For anyone buying or renting in North Finchley.

North Finchley has almost no risk from rivers or the sea, but it does have a real risk from rain. Hardly any postcodes are in a river flood zone. Roughly one in eight is rated high risk on at least one flood measure. Nothing in the official record shows the area flooding. In North Finchley, a flood is more likely to come out of the gutters than out of a river.

On the Environment Agency's river-and-sea flood maps, fewer than one postcode in a hundred in North Finchley is in Flood Zone 3, the highest-probability zone. The same goes for Flood Zone 2, the medium-probability band beyond it. The agency's property-level assessment of river and sea risk lists 51 properties across three postcodes. None of them is rated high, three are medium and 20 are low. For a London suburb built at the meeting of four main roads, the rivers are a minor concern.

Surface water is a different matter. That's rain that falls faster than the ground and the drains can take it, and it pools wherever the streets dip. River maps don't show this, so surface water accounts for almost all of the flood risk in North Finchley. A lot of the area is hard surfaces, roads, roofs and paved-over front gardens, and the rain has nowhere to go except downhill and into the drains.

With climate change allowed for, the Environment Agency's modelled flood zone still covers fewer than one postcode in a hundred here. That's the agency's model of how the zone grows as the climate shifts, and it puts no date on any flood.

A low river-and-sea rating keeps standard home insurance straightforward for most of North Finchley. Surface-water risk at a particular property is something insurers do look at. A street can be dry in the river maps and still bring a higher premium if it's in a dip that collects water. Get an insurance quote on the exact address once you have one in mind, because the insurer's postcode lookup is the only verdict that changes what you pay.

Across North Finchley's postcodes, about 13% rate high on at least one flood measure, about 10% medium and about 23% low. Each measure (rivers, sea, surface water) is assessed separately, and a postcode counts once it reaches that level on any of them. In practice, nearly all of that comes from surface water.

The Environment Agency's model has fewer than one postcode in a hundred inside the high-risk extent, with or without defences. "Defended" means the model includes a defence nearby. It doesn't mean the house behind it stays dry. In North Finchley there's so little river risk that the defences barely matter.

The nearest tide gauge to North Finchley is at Portsmouth, which recorded sea level rising by about 2 millimetres a year between 1962 and 2023. That's the rate measured there over those years, on a coast a long way from N12.

None of North Finchley falls in an area with recorded historic flooding. That's good news. It means no flood has made it into the official record, which isn't quite the same as a flood never having happened.

North Finchley's flood risk is middling. The rivers and the sea are no real threat here. The drains, on a wet evening, are the thing to look into.
