A typical home in North Finchley sells for about £528,000, and that figure is mostly a compromise between two different markets. Flats go for well under it. Semis go for close to a million. The few detached houses go for more than a million. What you pay depends far more on whether you share a front door than on which street it opens onto.
The Land Registry recorded 159 sales in North Finchley in the year to May 2026, with a typical price of about £528,000. Flats made up 75 of those sales, at a typical £375,000. Terraced houses, 37 of them, went for about £695,000. The 37 semis went for about £900,000. Ten detached houses sold, at a typical £1,055,000. The semi is the house most families here are after, and the one at £900,000 is usually an interwar one with a bay window and a loft conversion it hasn't had yet.
The Land Registry's house price index for the area puts the average price about 4% lower in May 2026 than a year earlier, and flats about 6% lower. Those are published changes over a single year. Flat owners have taken more of the drop, and buyers looking at flats have a little more room to haggle than they had a year ago, though the change is modest.
Band D is the most common council-tax band in North Finchley. In Barnet a band D home pays about £2,130 a year. Only about 7% of homes are in bands A and B, the cheapest two, so a low bill is hard to find and usually comes with a flat above a shop.
Barnet's typical private rent was about £1,930 a month in April 2026. That figure is a borough-wide mean from the Office for National Statistics index and doesn't describe North Finchley alone. By size, the borough averages about £1,490 for a one-bed, £1,840 for a two-bed, £2,230 for a three-bed and £3,170 for four bedrooms or more. No figures are published for studios or single rooms. Landlords who bought one-bed flats here before last year's dip will read the rent figures more happily than the sale prices.
The Office for National Statistics models gross household income in North Finchley, before tax, at about £78,000 a year for the year to March 2023. On that kind of income, a flat is within reach. A semi is a stretch that needs a large deposit, a second income or a previous house to sell. That's why most of the people viewing family houses here already own something.
Among the sales that could be matched to an energy certificate, which is about 64% of them, the median price was about £6,760 per square metre. The typical floor area behind that figure is about 109 square metres, or a decent family house with room for a desk. The price per square metre is where a buyer finds out which listings quoted the loft as a bedroom. Ask for the floor plan and check the certificate's floor area against it, because the certificate measures the space the agent's photographs make look larger.
The 2021 Census counted about 19% of North Finchley households in one-bed homes, 30% in two-beds, 26% in three-beds and 25% with four bedrooms or more. That's an unusually even spread, so a buyer moving up a size can find the next home on the same streets, if they can pay the gap.
North Finchley costs about what its location suggests. Flats are within reach and family houses are only just within reach, and the dip of the past year has made neither of them a bargain.
