Who lives in Mayland, Essex?

For anyone buying or renting in Mayland, Essex.

Mayland is mostly home-owners in middle age and beyond, comfortably off and living in houses with room to spare. Nearly nine in ten households own their home. Renters are scarce. Families with young children are a minority. The village has grown up, and it has the bungalows to prove it.

Every population figure here comes from the 2021 Census unless it says otherwise. About 86% of Mayland's households own their home, about 9% rent privately and about 5% rent from a social landlord. Mayland has 1,479 households, and a tenancy is one of the hardest things in the village to find.

The median resident is 48, and about 19% of people are aged 25 to 44. The people who move here have usually sorted out the career and the children's schooling, and come for the estuary and the garden.

The Office for National Statistics models gross household income, before tax, at about £64,000 in the financial year to March 2023, averaged across the wider statistical area around Mayland. Household income is a rough measure in a place where plenty of people live on pensions and savings built up somewhere else, years ago.

About 20% of households are couples with dependent children, and about 7% are lone parents. The school run is a minority activity here, and the parents doing it will be leaving the village to reach a secondary.

About 22% of households are one person living alone, and about 13% are a single pensioner, a group counted inside that 22%. A one-person household on a plot laid out in 1906 for a family smallholding is the most Mayland arrangement there is.

About 20% of adults hold a degree or higher, about 22% have no formal qualifications, and about 2% are full-time students. The two ends are roughly level, with most people in the middle. There's no college town here, and the student population is too small to register.

Mayland's population is settled and solidly middle of the range. It's an owners' village in late middle age, and it will feel familiar to anyone who wants exactly that and strange to anyone who doesn't.
