What do houses cost in Mayland, Essex?

For anyone buying or renting in Mayland, Essex.

A typical house in Mayland costs about £395,000, and most of what sells is detached. Detached homes go for about £450,000. Semis go for about £340,000. Flats barely trade. Mayland charges for floor space, and it has plenty to charge for.

The Land Registry recorded 37 sales in the year to mid-May 2026, at a median of about £395,000. Detached houses made up 24 of those sales, at a median of about £453,000. The 10 semis came in at about £338,000, and the 3 flats at about £152,000. Three flats is enough for a dinner party, and too few for anyone to call it a market. With so few sales, one large house on a big plot can move the median noticeably, so read the type medians as a guide to the shape of the market more than a price list.

The official house price index for the area put the average at about £385,000 in May 2026, up about 1.5% on a year earlier. That is a small rise, close to standing still. Flats in the same index went the other way, down about 2.3% over the year. Those are past changes for the whole index area, and they say nothing about where prices go next.

Band D is the most common council tax band, and only about 9% of homes fall in Bands A or B. A Band D bill runs to about £2,330 a year. Cheap bands are scarce because cheap houses are scarce.

Renting is a side road here. Maldon District's typical private rent is about £1,150 a month as of April 2026, up about 8% on the year. That is a district-wide average from the Office for National Statistics' rent index, a mean across the district and far from a median of Mayland's own adverts. By size, the district averages run to about £805 a month for a one-bed, £1,045 for a two-bed, £1,260 for a three-bed and £1,930 for four bedrooms or more. There is no published figure for a studio or a room.

The Office for National Statistics models gross household income, before tax, at about £64,000 for the area around Mayland in the financial year to March 2023. That is a three-year-old modelled figure, and it is an average across a wider area than the village. Set against a median sale of about £395,000, a semi is within reach for a two-earner household with a deposit. A detached house on that income takes more than a mortgage, usually the proceeds of a previous one.

On the sales that could be matched to an energy certificate's floor area, about 89% of the year's sales, the median price is about £3,900 per square metre, and the typical home behind that figure has about 103 square metres of floor space. The per-metre figure is a useful check on an asking price. Look up the floor area on the house's own energy certificate and see whether the asking price sits anywhere near that rate.

At the 2021 Census about 46% of Mayland's homes had four or more bedrooms, about 33% had three, about 13% had two and about 7% had one. The plots Joseph Fels carved up in 1906 for people who wanted to grow their own food now mostly change hands as four-bedroom houses.

Mayland's prices land in the middle: high enough that the starter home is hard to find, low enough that the space is real.
