A typical home in Iver Heath costs about £573,000. Flats come in at around £315,000. A semi is nearer £635,000. A detached house runs past £800,000. The heath in the name was sold off long ago, and it is still being sold by the square metre.
In the year to early May 2026, the Land Registry recorded 112 sales across Iver Heath and the surrounding villages, at a median price of £573,000. The split by type is wide. The 34 detached houses sold at a median of about £811,000, the 33 semis at about £635,000, the 24 terraces at about £445,000 and the 21 flats at about £315,000. Detached houses and semis made up more than half the sales, which pulls the headline figure towards the dearer end. A median built from such a mix can be well away from the going rate on any one road, so look up the street's own sold prices on the Land Registry register.
The house price index for the wider area put the average price at about £486,000 in May 2026, up 2.8% on a year earlier. That is a modest rise. Flats barely moved, gaining 0.4% over the same twelve months. Over five years the index is up about 14%. "Strong local demand" in a flat listing rarely mentions that flat prices rose by less than half a percent in a year.
Band D is the most common council tax band here, and Buckinghamshire charges about £2,530 a year for it. Only 12% of homes are in Bands A or B, so cheap bills are hard to find. A band A home pays about £1,680 a year, and band H about £5,050.
Private rents across Buckinghamshire as a whole averaged about £1,470 a month in April 2026, up 5% on the year. That figure is a mean from the Office for National Statistics rent index for the whole county, and it should be read as the area's typical rent. By size, the county averages were about £1,030 for one bedroom, £1,310 for two, £1,600 for three and £2,360 for four or more. Rents rose faster than sale prices over the past year, which helps people selling to landlords more than it helps tenants.
The Office for National Statistics modelled the typical gross household income, before tax, at about £68,000 across the Iver Heath area for the financial year to March 2023. That figure is now a few years old. Set against a typical sale price of £573,000, it means stretching: a semi needs two good incomes and a large deposit, and a detached house needs more than that. The flats are the one price point a single earner can realistically consider.
Of the sales that could be matched to an energy certificate's floor area, about 71% of the year's total, the median price was about £5,600 per square metre. The typical home behind that figure had about 93 square metres of floor space. That is a three-bedroom family house priced like somewhere much closer to the city.
The 2021 Census counted 10% of homes with one bedroom, 22% with two, 36% with three and 31% with four or more. Three bedrooms is the standard size, and four or more is close behind. One-bedroom homes are scarce, which keeps the cheapest way in narrow even when flats are cheap.
Houses in Iver Heath are middling value at best. The money is serious, and what it buys is a perfectly ordinary semi.
