What do houses cost in Huntley, Gloucestershire?

For anyone buying or renting in Huntley, Gloucestershire.

A typical house in Huntley costs about £320,000, and you get a detached house, a semi or a bungalow for it, because flats are scarce. Detached homes cost more. Semis cost less. Very few sell in any year. Prices hold up because the owners rarely move.

The Land Registry recorded 14 sales in Huntley in the year to early April 2026, at a median of £322,500. The seven detached houses went for a median of £385,000 and the seven semis for £300,000, and those two types made up every sale. When a market is that thin, two keen buyers chasing the same bungalow can move the median on their own.

Prices have barely moved. The house price index for the area rose about 0.2% in the twelve months to May 2026, putting its average at about £289,700. Flats fell about 4% over the same year, to an average of about £127,600. That matters to the few people in Huntley who own one, and to nobody else.

Band D is the most common council tax band in Huntley, and only about 20% of homes are in bands A or B. A Band D bill runs to about £2,443 a year, and that is the one most households here will recognise.

Few households in Huntley rent, so the useful figure covers the whole district: the Office for National Statistics index puts the average private rent across the Forest of Dean at about £820 a month in April 2026, up about 2% on a year earlier. By size, that is about £590 for one bedroom, £795 for two, £950 for three and £1,440 for four or more. These are averages from the index, not asking prices from the lettings sites, and no figure exists for studios or single rooms.

The Office for National Statistics models median gross household income for Huntley and the surrounding area at about £55,600 a year, before tax, for the financial year to March 2023. On that income alone, a house at the typical price needs either a large deposit or a long mortgage. In practice, many buyers here pay with equity from a house they sold somewhere else.

Of the sales that can be matched to an energy certificate's floor area, about 71% of the year's total, the median price was about £3,400 per square metre, with the typical home measuring about 91 square metres. Check that floor area on the certificate for the house you are viewing. Bungalows and extended houses vary more than their bedroom count suggests, and the certificate is where the floor area behind that price per square metre is recorded.

Three bedrooms is the standard size. At the 2021 Census, about 52% of Huntley's homes had three bedrooms, 28% had four or more, 17% had two and 3% had one. A first-time buyer looking for a one-bedroom place is hunting for something that barely exists here.

Huntley's prices are middling: no bargain and no shock, in a market small enough that whichever house sells next helps set the price for the rest.
