Who lives in Godstone?

For anyone buying or renting in Godstone.

Godstone is mostly settled homeowners in middle age. Seven in ten households own their home. The typical resident is in their mid-forties. Household incomes are comfortable. Students barely register. People move here to put down roots, and fewer than you'd expect ever leave.

Every population figure here comes from the 2021 Census, except income, and covers the wider Godstone area, including South Godstone and Blindley Heath. About 71% of households own their home. Private renters make up 16% and social renters 13%. With ownership that high, most neighbours have a mortgage, have paid one off, or know what their house is worth to the nearest thousand.

The median age is about 45. People aged 25 to 44 make up about 24% of residents. That's a real working-age presence, but nobody would call it a young crowd. On a Tuesday the village feels older than the school run suggests.

Household income comes from Office for National Statistics modelling. It averaged about £72,000 before tax in the financial year to March 2023, across the area's neighbourhoods. That's gross income for the whole household, from a few years back, not what anyone takes home today. Even so, it describes an area where two decent salaries are the norm.

The household mix is broader than the median age suggests. Couples with dependent children make up 22% of households and lone parents 8%. So the retired, the families and people living alone all live side by side, and the retired are the biggest single group.

About 36% of adults hold a degree-level qualification and 15% have no formal qualifications. Full-time students are about 1% of residents, since there's no college here to bring them in. The mix ranges from people with doctorates to people who left school and went straight into work, which is what a village looks like when it hasn't been sorted by postcode.

Only 66 people live in communal settings such as care homes, too few to change how the other figures should be read.

Godstone is a middling, settled place. Most residents are owner-occupiers in middle age with steady incomes, and people who arrive tend to stay.
