What's the area around Godstone like?

For anyone buying or renting in Godstone.

Godstone has more countryside around it than most residents will ever get round to walking. Green space is a short walk from most doors. Water is even closer. Two long-distance footpaths run through the village. Eating out mostly means the pub. It's a place for walking boots rather than restaurant bookings.

Across the Godstone area, the nearest public green space is about 420 metres away on average, and there are about 6 green spaces within a kilometre of a typical home. For a dog owner, that's several different walks without getting in the car.

Water is even closer. The nearest pond, stream or lake is about 340 metres away on average, with about 19 within a kilometre. Godstone Green has its pond, and Bay Pond sits on the footpath that links the green to Church Town. Further south, the Ray Brook runs through Blindley Heath.

The long-distance routes are on foot rather than by bike. The North Downs Way and the Greensand Way both pass through Godstone. The National Cycle Network is further away, about 2.8 kilometres on average, and only 3% of postcodes are close to it. None of the area's postcodes overlaps ancient woodland.

The official designations are modest. About 3% of the area falls within the Surrey Hills Area of Outstanding Natural Beauty, so the protected landscape reaches the edge of the area rather than covering it. None of the area's postcodes falls inside a Site of Special Scientific Interest, although the Blindley Heath site sits in the parish and is managed by the Surrey Wildlife Trust as a Local Nature Reserve. That leaves ordinary Surrey farmland and woods, which suits most walkers.

The Godstone area has two historic centres, Church Town and Godstone Green, both conservation areas and linked by Bullbeggars Lane and a footpath. St Nicholas Church dominates Church Town, with Sir George Gilbert Scott's almshouses beside it. Further south, the Enterdent is a wooded valley of old cottages that still have their allotments, bluebells and a brook. Around the edges are South Godstone, Blindley Heath, Tilburstow Hill and Oxted, which is a few miles east.

Private gardens are generous. The area has about 333,000 square metres of garden for every 1,000 residents, measured across its 9 statistical areas. The share of total land that is garden looks small only because farmland makes up so much of the area. A typical home has real outdoor space of its own.

The valuation list for business rates records 299 premises in the area, and many of them are industrial units, warehouses and offices rather than anything on the high street. Among premises with a clear use, there are 15 shops, 5 pubs, 31 offices and 1 holiday let. The list records no restaurants at all. If you want a meal out without a drive, the pub is the answer. These counts are premises, not a guide to what's trading this week.

Every one of the 30 food businesses with a food hygiene rating scored the top rating of five. None scored low. Whatever the menus lack in range, the kitchens pass their inspections.

The Office for National Statistics' air-quality figures give an average fine-particle level of about 7 micrograms per cubic metre across the whole Tandridge council area in 2024. That's a district-wide figure, and it can't tell you about any particular street.

The countryside around Godstone is one of its real strengths. Green space, water and two long-distance paths are all within reach of most front doors, and the only thing the area doesn't give you is a choice of restaurants.
