What do houses cost in Godstone?

For anyone buying or renting in Godstone.

A typical house in Godstone sells for about £434,000. Detached houses go for around £700,000. Terraces are nearer £380,000. You won't find many flats, and the ones that do sell aren't cheap. These are Surrey prices, and you still pay them in full when your front window looks onto the A22.

The Land Registry recorded 52 sales in the Godstone area in the year to May 2026, with a median of about £434,000. Detached houses had a median of around £700,000 across 13 sales, and semis around £470,000 across 17. Terraces came in at about £380,000 across 15 sales. Only 7 flats sold, at a median of about £320,000. With so few flats changing hands, the cheapest way into the village is effectively the terrace, and even a terrace needs a large deposit.

Prices have come down a little. The official house price index recorded a fall of about 5% in average prices over the twelve months to May 2026, and flats fell about 7%. That's a published change for the area the index covers, not a forecast. After a fall like that, sellers have less room to hold out on price.

Council tax adds to the bill. Band D is the most common band, and only 12% of homes sit in bands A and B. A band D bill here comes to about £2,595 a year. Most buyers should budget for at least that. Some older cottages sit in the low bands, but there aren't many of them.

Renting doesn't get you out of Surrey pricing. Godstone has no rent figure of its own, but the typical private rent across the Tandridge area was about £1,610 a month in April 2026, up 3% on a year earlier. By size, a one-bed averaged about £1,140 a month, a two-bed £1,440, a three-bed £1,800 and a four-bed or larger about £2,780. The Office for National Statistics modelled gross household income here, before tax, at about £72,000 in the financial year to March 2023. That's a comfortable figure. Against a £434,000 median sale price, it works for two earners with a solid deposit and gets tight very quickly on one salary. The high incomes explain why prices hold up, but they don't make houses any cheaper.

Where a sale can be matched to the floor area on its energy certificate, the median price in the year to May 2026 was about £5,110 per square metre. That covers about 58% of sales, with a typical floor area of 88 square metres behind it. It's a useful benchmark for testing an asking price, as long as you remember it describes only the sales that could be measured.

Most homes are family-sized. At the 2021 Census, 38% of households lived in three-bedroom homes and 27% had four or more bedrooms. Two-bedroom homes made up 25% and one-bedroom homes only 10%. If you're a single buyer looking for a small first place, there isn't much stock built for you.

Godstone is expensive for what it is. A modest dip in prices hasn't made it a bargain, and first-time buyers will find very few affordable homes.
