Who lives in Gidea Park?

For anyone buying or renting in Gidea Park.

Gidea Park is mostly home-owning households in early middle age, on incomes that look comfortable before tax and a bit less so after it. Seven in ten own their home. About a fifth rent privately. A third have a degree. Most say their health is good. It is a suburb of people in the thick of mortgages, school runs and careers.

At the 2021 census, which is the source for every population figure here, the area had 16,502 residents in 6,745 households. About 71% of households owned their home, about 19% rented privately and about 9% rented from a council or housing association. On these streets, the people living in the house usually own it.

The median resident is 41, and about 29% of people are aged 25 to 44. That is a working-age, family-age suburb, with a median a touch past the point where most people stop pretending they will move somewhere smaller.

The Office for National Statistics modelled household income for the area at about £77,000 a year before tax for the financial year to March 2023, a figure that is now a few years old. After tax that comes down to about £51,000. The £77,000 is the figure people quote, and the £51,000 is the one that pays the mortgage.

About 27% of households are one person living alone, and about 12% of all households are a pensioner living alone, which is part of that same group. Couples with dependent children make up about 21% of households and lone parents about 10%. Families and people living alone make up roughly equal parts of the suburb, with solo pensioners a sizeable share of the second group.

About 35% of residents aged 16 and over hold a degree, about 16% have no formal qualifications, and full-time students are about 2% of residents. The mix is wide, and very few students live here, which matters on a street where most of the houses are lived in by their owners.

About 86% of residents describe their health as good or very good. On preventable deaths, Havering does better than England as a whole, and its smoking rate of about 8% is similar to England's. Those last two are borough figures and do not describe this suburb on its own.

Gidea Park is a settled, comfortable, family-age suburb. Most residents own their homes and are healthy, and many are working hard to keep up with the cost of living here.
