Houses in Gidea Park typically sell for about £515,000, and that one number is covering for two quite different markets. Flats change hands for under £300,000. Detached houses go for close to £930,000. Semis and terraces fill the space between them, and most buyers end up shopping there.
The Land Registry recorded 142 sales in the year to mid-May 2026, at a median of £515,000. Split by type, the 48 flats had a median of about £295,000, the 34 terraced houses £535,000, the 43 semis £635,000 and the 17 detached houses about £930,000. With only 17 detached sales, one big house on Heath Drive more or less can shift that column further than any change in the market. In 1911 a competition picked the best-designed house on the exhibition estate, and the same streets are still where the highest prices are paid.
On the official house price index for the wider area, prices rose 2.8% in the twelve months to May 2026. That is a modest rise. Flats barely moved and ended the year down by less than 1%, so the gain came from houses with gardens, while the one-bed above the parade stayed where it was.
Band D is the most common council tax band, and only about 10% of homes are in bands A or B. A band D bill comes to about £2,425 a year. A house that looks cheap here is usually a flat, and it is unlikely to land in the bottom two bands either.
Renting is priced off the whole borough. Havering's typical private rent is about £1,560 a month as of April 2026, a mean from the Office for National Statistics index, up about 5% on a year earlier. Across the borough, a one-bed averages about £1,220, a two-bed £1,540, a three-bed £1,850 and a four-bed or larger about £2,500. Studio and room rents aren't published.
Set the £515,000 median against household income, which the Office for National Statistics modelled at about £77,000 gross, before tax, for the financial year to March 2023. A semi needs two good salaries and a deposit that took a while to save. A flat is within reach of one earner, and the station is the main reason people take one on.
The median price per square metre is about £5,400, with a typical floor area of about 104 square metres. That covers the 75% of sales that could be matched to a floor area on an energy certificate, so a quarter of sales aren't in it. For any house you're serious about, take the floor area from its energy certificate and do the sum yourself. A big interwar semi and a cramped conversion can share a postcode and not much else.
At the 2021 census, about 38% of homes had three bedrooms, 28% had four or more, 24% had two and 10% had one. With that mix and about 104 square metres as the typical floor area, most of what comes up is a family-sized house.
House prices in Gidea Park are middling: a flat is affordable, a house with a garden is a real stretch, and the train line keeps buyers willing to pay it.
