Who lives in Clifton, Bedfordshire?

For anyone buying or renting in Clifton, Bedfordshire.

Clifton is mostly home-owning households in middle age, a mix of families and older couples. Three in four households own their home. The typical resident is in their mid-forties. Household incomes are comfortable. Students and short-term renters are rare, so the village changes slowly, one house sale at a time.

About 77% of Clifton's households own their home. About 7% rent privately and about 14% rent from a social landlord, which means there are twice as many social tenants in the village as private ones. The private lettings market most commuter villages rely on is barely a sideline here.

The median age is 44, and about 24% of residents are aged 25 to 44, the years when most people are building a career and a family. The village has enough of that generation to keep its primary school full, and enough people older than them to keep an eye on the children.

The Office for National Statistics put average household income in this part of Central Bedfordshire at about £66,000 before tax in the financial year to March 2023. It is a modelled figure for a wider area that includes Clifton, and the mortgage gets paid from what is left after tax and deductions. Within the village, that is enough to keep a house with four bedrooms and a car on the drive running without anyone having to pretend.

The census was taken in 2021, and the household breakdown below comes from it. About 23% of households are a single person living alone, and about 11% of households are a pensioner living alone, who are part of that 23%. Couples with dependent children make up about 23%, and lone parents about 10%. Family households and people living on their own come in almost equal numbers. That is the reason the village has both a busy school run and a lot of houses where the lights go off by ten.

About 36% of residents hold a degree-level qualification, about 14% have no formal qualifications, and about 2% are full-time students. With no college or campus nearby, the population does not change with the academic year. The village has a broad mix of qualifications, and no single group dominates.

About 85% of Clifton's residents described their own health as good or very good at the census. Across Central Bedfordshire as a whole, preventable deaths run at a better rate than the England average, and the smoking rate is similar to England's. Those council-wide figures describe the area Clifton sits in, and they cannot be read as a picture of any one street or household.

Clifton is a stable, well-off village. Most residents own their home, earn a comfortable living, are in good health, and have settled in it for the long term.
