What do houses cost in Clifton, Bedfordshire?

For anyone buying or renting in Clifton, Bedfordshire.

A house in Clifton typically sells for about £375,000. Terraces and semis cost about the same, and detached houses cost far more. Most homes have three or four bedrooms. Prices have barely moved in a year. For a family house, that money buys more room than an empty-nester has any use for.

In the year to mid-May 2026, the Land Registry recorded 38 sales in Clifton at a median of about £375,000. The 13 detached houses sold for a median of about £565,000, the 11 semis for about £345,000 and the 12 terraces for about £330,000. Very little separates the price of a terrace from a semi here, so the party wall is the cheapest thing in Bedfordshire to get rid of. With only a dozen or so sales in each group, a couple of large detached houses changing hands can move that top figure on their own. Ask for the sold prices on the specific street you are looking at, because the averages are built on very few sales.

The house price index for the area put the average at about £354,000 in May 2026, up 1.8% on a year earlier. Flats in the same index fell 1.4% over the year. Neither change is big enough to cheer or panic about. In a village where flats are a sliver of the stock, the flat figure mostly describes somewhere else.

Band C is the most common council-tax band, and only 17% of homes fall in bands A or B. A band D bill comes to about £2,516 a year, and band A to about £1,677. Most Clifton households pay a band below D. The bills for bands E, F and G, where many of the detached houses will sit, climb from there.

Central Bedfordshire's private rents averaged about £1,240 a month in April 2026. That is a mean across the whole council area from the Office for National Statistics index, and Clifton does not have a rent figure of its own. By size, the authority-wide average is about £860 for one bedroom, £1,090 for two, £1,370 for three and £2,030 for four or more. Little of Clifton's housing is ever let, and most of what would be is three-bedroom houses. The number that matters for a family is therefore the third one, not the headline.

The Office for National Statistics modelled average gross household income in this part of Central Bedfordshire at about £66,000 in the financial year to March 2023. That is before tax, and it is now a few years old. A typical £375,000 house is a real stretch on one ordinary salary but reachable for a couple who both work, and a household that is already buying here usually counts as that couple. The figure is a modelled average for a wider area, so any one household's position could be quite different.

Of the sales the energy certificates let us measure, which is 97% of them, the median price was about £4,500 per square metre. The median home behind that figure has about 88 square metres of floor space. That is a three-bedroom house of ordinary proportions, without the huge kitchen extension shown in the marketing photographs.

The 2021 census counted about 6% of Clifton's homes with one bedroom, 17% with two, 42% with three and 36% with four or more. A buyer looking for a two-bedroom starter home has a small pool to choose from. A family needing a fourth bedroom will find more choice here than the village's size would suggest.

Clifton sits a little above the middle on what it costs. Its prices are steady and roughly fair for what you get, which helps a family that needs space and does little for a first-time buyer looking for a smaller place.
