What do houses cost in Broad Blunsdon?

For anyone buying or renting in Broad Blunsdon.

Around £390,000, and it buys a proper house. Most of what sells is detached. Four bedrooms is the most common size. Flats hardly come up. You're paying for bedrooms and a driveway, not for a postcode with airs.

In the Land Registry's twelve months to early April 2026, 98 homes sold in Broad Blunsdon at a median of about £390,000. The split by type is steep. Detached houses sold for a median of £465,000 across 57 sales, semi-detached for £324,000 across 22, and terraces for £295,000 across 18. Detached houses made up most of the sales, so the headline median sits much closer to their price than to a terrace. A buyer with terrace money is shopping in a small corner of a market built for people upgrading from one.

The published house-price index for the wider Swindon area was up about 3% in the year to May 2026. That's steady, and nobody is going to get rich from it. Flats in the same index were down about 1%, which is a small dip in a type of home Broad Blunsdon barely has. Neither figure says where prices go next. Anyone who claims otherwise is selling something, and that usually includes their own house.

The most common council-tax band is E, and only about 11% of homes are in the two cheapest bands, A and B. Band D costs £2,438 a year, and most homes here sit above band D. Budget accordingly, because the council-tax bill will arrive whether or not you've finished unpacking.

Renting is mostly a Swindon question here. The typical private rent across the Swindon area was about £1,080 a month in April 2026, up about 3% on a year earlier. That's an average across the whole local authority, not a Broad Blunsdon figure. By size, it came to about £810 for one bedroom, £980 for two, £1,210 for three and £1,640 for four or more. The four-bed figure is the one that matters here, and it isn't small.

Household incomes help. Modelled gross household income, before tax, averaged about £72,000 in the financial year to March 2023. That's a comfortable figure and it explains who is buying. Still, a £465,000 detached house is a stretch on one of those incomes and within reach on two. A £295,000 terrace is the realistic entry point, and 18 sales in a year is not a large queue to join.

Of the sales that could be matched to an energy certificate's floor area, which here was all of them, the median price came to about £3,690 per square metre. The typical floor area behind that figure was about 108 square metres. That's family-house territory, with space for a hallway, a kitchen table and a spare room that becomes an office the week you move in.

The 2021 Census bedroom mix explains the prices. About 45% of homes have four bedrooms or more, 36% have three, 17% have two and only about 3% have one. Anyone looking for a starter flat will find the one-bed market here is mostly a rumour.

Broad Blunsdon is reasonable value if you want space: the price per square metre is fair, and the house you get is bigger than the median suggests. It's poor hunting for anyone buying small.
