What do houses cost in Berkeley, Gloucestershire?

A house in Berkeley typically costs about £260,000, and in a town where flats are a minority that usually means a whole house with its own front door. Terraces come in a little under that. Semis go for comfortably more, and the detached houses change hands so rarely that each one is practically an event. For a town with a castle, a world-changing doctor and nine centuries of paperwork behind it, the prices are remarkably well behaved.

The Land Registry recorded 30 sales in Berkeley in the year to May 2026, with a typical price of about £260,000. Terraces made up half of them, 15 sales at a typical £240,000. Nine semi-detached houses went for a typical £300,000, and four detached houses came in at about £340,000. Four detached sales in a year is a list short enough to read out at a parish meeting, and one sale more or less there would move that number more than any shift in the market.

The house price index for the area rose 3.9% in the year to May 2026, steady growth that will keep an owner comfortable without making anyone rich. Flats moved by a tenth of a percent, down 0.1% over the same year, which is the index's way of saying nothing happened.

Council tax is mostly Band B, with about 45% of homes in the two cheapest bands. A Band D home here pays about £2,490 a year, the figure most readers can hold up against their own bill. Berkeley has 132 listed buildings, so it is worth asking the council early whether the terrace in question is one of them, because the cheapest band in town can still come with a planning officer attached.

Set against a typical sale of about £260,000, that makes a Berkeley house within reach of an ordinary household with a deposit saved, which is more than a lot of places with a Grade I skyline can claim. The income figure is a modelled average from three years back, so a household that earns its living locally today may be working from a different number.

Of the sales that could be matched to an energy certificate's floor area, 93% of them, the median price was about £3,900 a square metre, on a typical home of around 75 square metres. Seventy-five square metres is a modest house, and the price per metre is what keeps the headline figure from looking like a bargain on paper only.

The 2021 Census counted about 9% of Berkeley's homes with one bedroom, 34% with two, 38% with three and 19% with four or more. Three bedrooms is the house this town builds and sells most, and at that size the typical floor area starts to make sense. Edward Jenner came home here to be the local doctor, and the housing stock still has the proportions of a place people settle in to raise a family.

House prices are one of Berkeley's real strengths. A buyer gets a proper house in a historic market town for a sum an ordinary income can still reach.
