What do houses cost in Abingdon-on-Thames?

For anyone buying or renting in Abingdon-on-Thames.

A typical house in Abingdon-on-Thames sells for about £350,000. A flat costs a good deal less. A detached house costs more than half a million. Prices went up a little over the year. For a riverside town with Oxford's research jobs on the doorstep, that's a fair price.

The Land Registry recorded 356 sales in Abingdon in the year to May 2026, at a median of £350,000. Flats sold for around £225,000 across 75 sales, and terraces for about £333,000 across 112. Semi-detached houses went for £370,000 across 110 sales, and detached houses for £530,000 across 59. Terraces and semis are close in price and sell in similar numbers, so the middle of the market is busy. The detached figure rests on 59 sales, so a few big houses near the river can move it more than the market does.

The published house-price index for the area rose 3.6% in the year to May 2026. Flats rose 0.6% over the same period, which is barely any change at all. The Morland brewery site is housing now, and the town's flat market has about as much fizz as a pint of Old Speckled Hen left on the bar since the brewery shut.

Band C is the most common council tax band in Abingdon, and only about 17% of homes are in bands A and B. A band D bill comes to about £2,580 a year. That's the figure most people can hold up against what they pay now.

The Vale of White Horse, which covers Abingdon and its villages, has a typical private rent of about £1,330 a month. That's an average from the Office for National Statistics rent index, so it isn't based on current listings. By size, a one-bedroom home averages about £970 a month, two bedrooms about £1,210, three bedrooms about £1,480 and four or more about £2,200. There are no figures for studios or single rooms.

The Office for National Statistics models median household income across Abingdon at about £65,500 before tax for the financial year to March 2023, and about £48,000 after tax. Those figures are a couple of years old, and a median house at £350,000 is a big mortgage on either of them. Two earners on science-park or Oxford salaries will find it within reach. One earner on the town's median will find it a stretch. Banks quote the gross figure, but mortgages get paid out of the net one.

Measured by floor area, Abingdon homes sell for a median of about £4,370 a square metre, and the typical home behind that figure is 81 square metres. The figure covers the 88% of sales that could be matched to a floor area on an energy certificate, not every sale. Every energy certificate gives the floor area, so it takes a minute to check an asking price against that rate.

The 2021 census puts about 12% of Abingdon's homes at one bedroom, 24% at two, 37% at three and 27% at four or more. Three-bedroom homes are the most common, which fits a town where semis and terraces make up most of the sales. Most people househunting here will be looking at three bedrooms on a little over 80 square metres.

House prices are one of the better things about Abingdon. Buyers get a Thames town, Oxford's jobs and a three-bedroom house for less than the town's own incomes might lead them to expect.
