What do houses cost in Yapton?

For anyone buying or renting in Yapton.

About £350,000 gets you into Yapton. Roughly a hundred houses changed hands over the last twelve months. Prices are down about 3.4% on the year. The market is soft, not sunk. This is what a village on the road to Bognor looks like when the coast money isn't paying attention.

The typical sale price over the last year was around £350,000, and the split by type is sharper than the headline suggests. Detached houses ran to about £442,500. Semis came in around £345,000. Terraces cleared at about £257,000. The handful of flats that sold went for around £192,500. Roughly a hundred transactions in twelve months is a working market rather than a thin one, so the numbers carry weight rather than being one outlier and a rumour.

Council tax lands mostly in band C, which is the modal band across the village. About a quarter of the stock sits in bands A or B, the cheapest end of the ladder. In practice it is within reach for two working adults on average local salaries with a decent deposit, which is more or less who the village is for. Yapton prices out the London-money buyers who priced out of Arundel, and it settles at a level a household on West Sussex wages can actually reach without inheriting a flat first.

For what you get, houses in Yapton are decent value: a village-scale stock at a village-scale price, in a soft market that is not moving up. Take that as a description of today's offer, not a signal to hurry.
