Who lives in Winchmore Hill?

For anyone buying or renting in Winchmore Hill.

Winchmore Hill is home to settled, middle-aged homeowners with good incomes and more degrees than they need for the school run. Seven in ten own. The typical resident is in their early forties. Nearly half have a degree. Students are close to absent. This is a suburb people move to once the hard part of their working life is paid for.

The 2021 census, the source for every population figure on this page, counted 27,323 residents in 10,374 households. About 73% of households own their home, about 21% rent privately and about 5% rent from a council or housing association. With that many owners, the private rental market is a small one, and renters here are competing over a short list.

The typical resident is 43, and about 26% of people are aged between 25 and 44. Winchmore Hill has its share of young families but tilts towards the stage of life where the mortgage is old and the children's school shoes are the main expense.

The Office for National Statistics models typical household income for the area at about £84,000 before tax for the financial year to March 2023, averaged across the neighbourhoods here, and at about £55,000 after tax on the same modelled basis. That gap is the one between the number on a payslip and the number a mortgage lender cares about. On either figure, the incomes here belong to people who are comfortable, and who mostly bought their houses before the prices reached their present level.

About 26% of households are one person living alone, and about 13% of households are a single pensioner, a group that sits inside that one-person share. Couples with dependent children make up about 23% of households and lone parents about 11%. It is a mix of families still raising children and older residents who raised theirs here and saw no reason to move.

About 47% of residents aged 16 and over hold a degree-level qualification, about 15% have no qualifications, and only about 1% are full-time students. With no campus nearby, the people with degrees here earned them somewhere else and came back with a mortgage.

At the census, about 86% of residents described their health as good or very good, and about 4% as bad or very bad. Enfield as a whole has a preventable death rate better than England's, and the borough's smoking rate, at about 14%, is similar to England's. Those last two figures cover the whole of Enfield and describe the borough's health, so they say little about any one street in Winchmore Hill.

Winchmore Hill's population is one of the area's real advantages for a buyer looking for a stable, comfortable neighbourhood, the kind where most people own, stay and look after the place.
