What do houses cost in Wincanton?

For anyone buying or renting in Wincanton.

Around £270,000 buys the middle of the market in Wincanton. Detached houses go for about £350,000. Flats change hands nearer £125,000. Fewer than a hundred properties sold across a whole year, so this is a market with a queue rather than a scrum. Somerset prices without the Somerset premium, which is most of the reason people end up here with a driveway and money left over.

The Land Registry's twelve months to May 2026 record 96 sales at a median of £270,000. Flats came in at a median of £125,000 across 13 sales, terraces at £225,000 across 17, semi-detached houses at £270,000 across 35, and detached at £350,000 across 31. The semi is doing the defining work here, both as the commonest thing that changed hands and as the type whose median lands exactly on the town's.

The published house price index puts the average Wincanton property at about £281,000 as of May 2026, up 3% over the twelve months before it, and up around 15% across five years. Flats went the other way over the same year, down about 1%. Three percent is a year of quiet rather than a year anyone will write an article about, and the flat figure is small enough that it says more about which flats sold than about flats in general.

On council tax, band B is the most common band in the town and about 32% of dwellings sit in band A or B. A band D property pays roughly £2,560 a year, which is the number worth holding against whatever you are paying now.

The measurable share is most of the market but not all of it, so read the figure as the middle of what can be counted.

The bedroom mix from the 2021 census explains what that space is arranged into. About 38% of homes have three bedrooms, 28% have two, 25% have four or more, and 9% have one. Three-bedroom houses are the default setting of the place. Anyone hunting a one-bedroom flat is fishing in the smallest pond in town, and the sale count for flats tells the same story.

Cost is where Wincanton is at its strongest. The prices are low for what arrives with them, the bands are cheap, and the gap between what people here earn and what houses here ask is narrow enough to make the whole thing work on ordinary money.
