Is Wincanton at risk of flooding?

For anyone buying or renting in Wincanton.

Yes, in patches, and the patches are not where most buyers look. The river-and-sea zones barely touch the town. Surface water is the other story, and it is the one that catches people out. Nearly one postcode in five here carries a high rating once every flood measure is counted. The risk in Wincanton is street-level rather than town-level, which makes the exact address the only question worth asking.

Start with rivers. In the Environment Agency's river-and-sea flood zones, about 1% of the town's postcodes fall in flood zone 3, the highest-probability band, and about 3% in flood zone 2. Zone 2 is the additional medium-probability band lying beyond zone 3 rather than a larger circle containing it, so the two are counted separately and should never be stacked on top of each other.

Surface water is a different mechanism and does not appear in those zones at all. It is water coming off roofs, roads and ground already too wet to take any more, arriving from the direction nobody has a mental map for. It sits inside the combined postcode indicator instead, which is why the two sets of flood numbers on this site describe the same town differently without either being wrong.

Applying the Environment Agency's climate change allowance widens the zone footprint to about 7% of postcodes. That is a modelled look at a wetter century, not a prediction about any particular winter.

For insurance, the consequence is that this is an address-by-address town rather than a postcode-wide one. Most properties here will be quoted as ordinary risks. A property inside a mapped extent can attract a higher premium, a larger excess, or a set of questions the house two streets away never gets asked. An indicative quote before instructing a solicitor costs nothing and settles the argument early.

Across all measures combined, about 19% of the town's postcodes carry a high rating on at least one flood indicator, about 20% a medium rating and about 43% a low one. Those bands fold surface water in alongside rivers and sea, so they overlap with the zone figures rather than adding to them.

Counted as homes rather than postcodes, the Environment Agency's rivers-and-sea mapping lists 446 properties spread across the 22 postcodes that carry any risk at all. Of those, 8 are at high risk, 43 at medium and 90 at low. None of the 8 is recorded as residential. Postcodes carrying no risk never enter that list, which is why the total covers a fraction of the town.

On the modelled flood extents, about 1% of postcodes sit inside the high-risk extent modelled without defences, and about 1% inside the extent where a defence is present in the model. Present in the model is the entire meaning of the word defended. It is not a statement that anything is maintained, that it will hold, or that the house behind it stays dry.

The nearest tide gauge with a long record is at Portsmouth, where sea level rose by about 2 millimetres a year across the record from 1962 to 2023. That is a measured historic rate rather than a projection, and the gauge sitting two counties away is the clearest available statement of how little the sea has to do with getting wet in Wincanton.

No historic flood outlines are recorded for the area. That counts for something real. It also records what has been mapped and reported rather than everything that has ever happened, so treat it as encouraging rather than as proof.

Flooding is the weakest part of Wincanton's case and the only part capable of wrecking one particular purchase while leaving the town's reputation untouched. The place as a whole is fine. A minority of its postcodes are not, and separating them is work for the address rather than the town name.
