What do houses cost in West Wickham?

For anyone buying or renting in West Wickham.

A typical home in West Wickham sells for around £670,000. A semi costs more than that, and the semi is what most buyers here come for. Detached houses get close to a million. A flat is the only way in for under a quarter of a million. The 1930s builders put up family houses for clerks, and the clerks' grandchildren now sell them to bankers.

The Land Registry recorded 175 sales in the year to May 2026, with a median of about £670,000. Semi-detached houses made up the biggest group, 95 sales at a median of about £700,000. Detached houses went for around £920,000 across 25 sales, and terraces for about £640,000 across 27. The 28 flats sold at a median of about £234,000. Flats are cheap here, but there are few of them and they are not why people move to West Wickham. The headline median is really the price of a semi.

Prices have barely moved. The house price index for the area was up 0.2% in the twelve months to May 2026, so the market has been flat. Flats on the same index were down 1.8% over the same year. That is a small fall, though it is still the only part of the market that went down. Anyone waiting for a correction on a three-bed semi has been waiting through a year of nothing much.

Council tax follows the house prices. Band E is the most common band, and bands A and B together cover only about 3% of homes. Bromley's band D bill is about £2,140 a year, so a typical band E house here pays more than that. The council has had decades to notice what these houses are worth, and the valuation list shows it has.

Renting costs less upfront but adds up. Across the Bromley borough, the Office for National Statistics index puts typical private rent at about £1,670 a month as of April 2026. That figure is a borough-wide mean, not the asking price on any one West Wickham street. By size, Bromley averages about £1,300 for a one-bed, £1,630 for a two-bed, £1,975 for a three-bed and about £2,910 for four bedrooms or more. A four-bed here tends to be a big semi with a garden, so expect the West Wickham version to cost more than the borough average.

Local incomes are high, which explains how people pay these prices. The Office for National Statistics models gross household income here at about £100,000 a year for the financial year to March 2023. That figure is before tax and three years old. It also comes from households that mostly bought years ago, at older prices. A first-time buyer earning the same today is paying a price those owners never faced.

The Land Registry and energy certificate records give a median of about £5,730 per square metre. The typical home behind that figure has around 120 square metres of floor space. Only sales that could be matched to a certificate count, which was about 87% of them, but that is enough to trust. For the money you get a proper family-sized house on a proper plot. Asking for a box room at a discount is a negotiation that ends quickly.

The 2021 census shows mostly large homes. About 40% of households have three bedrooms and 39% have four or more. Two-bedroom homes make up 14%, and one-bedroom homes about 7%. Buyers who want something small and cheap are looking for one of the few houses West Wickham barely built. Check the energy certificate floor area against the bedroom count on the particulars, because a four-bed can be a three-bed with a big landing.

West Wickham is poor value for money. You pay for space, a settled street and big family houses, and you pay a lot for them. The flats are the only budget way in, and they are not what draws people to West Wickham.
