Is West Wickham at risk of flooding?

For anyone buying or renting in West Wickham.

West Wickham has some flood risk, more than its hilltop-suburb image suggests, but it comes mostly from rain, not rivers. Almost none of the area is in a river or sea flood zone. About one postcode in five still rates high on at least one flood measure. That gap is water arriving from the sky and the drains, not from a riverbank. A semi-detached house in a 1930s suburb can still flood.

On the Environment Agency's river-and-sea mapping, about 2% of West Wickham's postcodes are in flood zone 2 and under 1% are in flood zone 3. The two zones do not overlap. Zone 3 is the higher-probability core, and zone 2 is the medium-probability band around it, so neither figure includes the other. By that measure West Wickham is a long way from any serious river.

Surface water is a bigger issue. The Environment Agency's river and sea zones leave out water that pools on roads, gardens and low corners after heavy rain, and in a place built over farmland and a common that matters. Most of the extra risk here comes from measures other than rivers and the sea, with surface water among them. Concrete, tarmac and paved-over front gardens send rain the same way every time, whichever estate the house is on.

The Environment Agency's climate-adjusted zone also covers about 2% of postcodes. Allowing for a wetter future barely moves the river-and-sea picture here. It changes the modelled scenario, not the weather.

Insurance follows the street, not the borough. A house on high ground and a house in a dip a few roads away can get very different quotes, even though they share a postcode district and look identical. Get an indicative buildings insurance quote on the exact address early, because an insurer will price it more precisely than any area average can.

The postcode-level measures count any of several flood indicators, including surface water alongside rivers and the sea. On that basis about 22% of West Wickham's postcodes rate high on at least one measure, 25% medium on at least one, and 45% low on at least one. One postcode can appear in more than one of those groups, so the shares cannot be added up. They are a different measure from the flood zones above.

Counting homes is more useful than counting postcodes. The Environment Agency lists 16 postcodes here as carrying some river or sea risk, covering 458 properties. Of those, 69 properties are rated at high risk, 64 of them homes, 40 at medium, 9 at low and 4 at very low. Postcodes with no river or sea risk are not on the list at all. Those 69 are a small group, and the sellers know who they are.

On whether anything stands between the water and those homes, the Environment Agency's modelled extents put about 1% of postcodes in the high-risk zone without a defence and about 1% with one. "Defended" only means a defence appears in the model. The house still has to sit behind it on the day. The area has 10 recorded flood events, the most recent in 1968, when a main river overflowed its channel with no raised defences in place.

The nearest tide gauge to West Wickham is at Portsmouth, which recorded sea level rising by about 2 millimetres a year between 1962 and 2023. That is a long way inland of here, and the sea is not the problem in West Wickham.

Flood risk in West Wickham is worse than its reputation. Rivers rarely cause trouble here, but enough postcodes are exposed to rain that flood risk is one of its weaker points, and buyers should judge each address on its own.
