What do houses cost in West Kensington?

For anyone buying or renting in West Kensington.

A typical home in West Kensington sold for just under £600,000 over the past year, and that figure is almost entirely a flat. Houses are rare here. When one does sell, it costs about three flats. Prices have dropped noticeably over the year. Rents are high and they are holding.

The Land Registry recorded 256 sales in the year to mid-May 2026, at a median of about £597,000. Flats made up 228 of them, at a typical £566,000. The other 27 were terraced houses, at a median of about £1,750,000. Twenty-seven houses is the whole year, which makes the house market here small enough to know each sale by name.

The direction of travel is down. The house price index for the area puts the average price at about £729,000 as of May 2026, down about 11% over twelve months, and flats alone are down about 12%. A fall of that size is real money on a flat, and it is a published change over the past year, so it tells you where the market has been and nothing about where it goes next.

Band D is the most common council tax band, and only about 9% of homes are in bands A or B. A band D bill here comes to about £1,520 a year.

Hammersmith and Fulham's typical private rent is about £2,760 a month as of April 2026, a mean across the whole borough from the Office for National Statistics index, up just 0.2% on the year. By size, that borough figure is about £1,950 for one bedroom, £2,550 for two, £2,920 for three and £4,090 for four or more. With about seven in ten households here renting, the landlords are not short of tenants who have done the same sums as the buyers.

Typical gross household income in West Kensington, before tax, was modelled at about £75,000 for the financial year to March 2023. Put next to a £566,000 flat, that is a stretch for a single income and hard work for most couples, and a terraced house at £1,750,000 belongs to a different conversation entirely. The income figure is also a few years old, which matters in a market that has moved this much since.

Across the sales that could be matched to an energy certificate, about 31% of the total, the median price comes to about £9,000 per square metre, and the typical floor area behind those sales is about 98 square metres. Ask for the certificate's floor area on any flat you are looking at, because the per-metre figure is only as good as the measurement under it.

The 2021 Census puts about 36% of homes at one bedroom, 36% at two, 16% at three and 12% at four or more. Families who need a third bedroom are fishing in that 16%, and so is everyone who needs a room to work from.

West Kensington is middling on price. A flat is an expensive but reachable buy on two good salaries, with prices softer than a year ago. A house is a different budget altogether.
