Who lives in Wendover?

For anyone buying or renting in Wendover.

Wendover is home to settled, well-qualified families with mortgages, plus some residents in uniform at Halton. Two-thirds of households own their home. The typical resident is in their early forties. Two in five adults have a degree. The town has plenty of book-club members but not many students.

According to the 2021 Census, the source for every population figure on this page, about 66% of households own their home, about 20% rent privately and about 13% rent from a social landlord. Private renters are a fifth of the town, so there are rentals here, but most of them get let quickly.

The median resident is 41, and people aged 25 to 44 make up about 24% of the population. Wendover is neither a retirement town nor a young professionals' town. Its residents are mostly old enough to have chosen their school catchment, and still young enough to have to use it.

The Office for National Statistics models typical household income in the area at about £79,000 a year before tax, for the financial year to March 2023. That is a gross figure for the household, not one person's salary, and the mortgage gets paid from what is left after tax.

About 25% of households are couples with children and about 8% are lone parents. Around 29% of households are one person living alone, and within that, about 15% of all households are a pensioner living alone. A good share of the larger houses on the older streets have more bedrooms than occupants, while the families with children are mostly in the semis.

About 42% of adults hold a degree, about 10% have no qualifications, and only about 1% are full-time students. There is no university here, and nothing much to bring in a September influx of students. The graduates in Wendover arrived having finished their degrees, and most of them now commute or work from home.

About 88% of Wendover residents describe their health as good or very good. Across Buckinghamshire, preventable deaths are below the England average, and smoking, at about 8% of adults, also compares well with England. Those county figures describe the wider area, not Wendover itself, but they point the same way as the town's own survey answers.

Of Wendover's 9,176 residents, 689 live in communal settings such as care homes or service accommodation, not in private households. The area has two care homes, and Halton, which this page also covers, is home to Royal Air Force Halton. That gives Wendover a group of residents who rotate in and out on someone else's timetable, and it slightly shifts the household shares above, since those shares only count people in private homes.

Wendover's population is one of its strengths: healthy, educated, mostly owner-occupiers, and stable apart from the residents who arrive and leave with their postings.
