What's the area around Wembley Park like?

For anyone buying or renting in Wembley Park.

The area around Wembley Park is greener than its reputation, and that is the biggest surprise for most buyers. Parks are a couple of minutes from most front doors. Water is a short walk away. Barn Hill and Fryent Country Park sit on the northern edge. Few people think of open hillside when they hear the name Wembley Park, but much of it is a short walk away.

The average home is about 170 metres from public green space, with around 20 green spaces within a kilometre. Barn Hill rises to the north as part of Fryent Country Park, which runs on towards Kingsbury. Humphry Repton planted trees on Barn Hill's southern slopes when this was a private estate, and the public has been enjoying the result for free ever since.

The nearest water is about 400 metres away on average, with around 26 ponds, streams and other bodies of water within a kilometre. Most of it is small. The Wealdstone Brook starts at the Stadium Industrial Estate and runs between Bridge Road and Wembley Park Drive towards Preston, a modest start for the main water feature of the neighbourhood.

Cycling routes are less convenient. The nearest stretch of the National Cycle Network is about 9.4 kilometres away on average, and no postcode in the area is close to it. Any cycling here happens on ordinary London roads.

The local business mix runs to 468 shops, 64 restaurants and 15 pubs. With 383 food businesses rated for hygiene, eating out locally is easy, though the pubs are far outnumbered by everything else.

The character of the place changes as you walk north. The streets around the stadium are mostly new blocks and wide walkways. Preston to the north and Tokyngton to the south-east are older and more suburban, and further up, the land rises into Barn Hill and the country park. Wembley Hill Road climbs steeply to the west. Within one district you can go from a crowd of tens of thousands to an empty hilltop field.

Private gardens are scarcer than public green space. There are about 40,000 square metres of private garden per 1,000 residents, spread across a district that is mostly flats. Most people here have a balcony or a shared courtyard, and their real garden is the public park.

The business rates valuation list records 1,731 rateable premises in the area. Shops are the largest group with 420 premises, followed by 272 offices and 258 warehouses and stores. These are premises on a valuation list, not businesses known to be trading, but together they show an area where shops, offices and storage mix with homes.

About 78% of the 383 rated food businesses hold the top hygiene score, and about 5% score at the low end. A takeaway here is more likely to be clean than not.

None of the area is covered by a protected landscape. There is no area of outstanding natural beauty, no site of special scientific interest and no ancient woodland. The green space here is just ordinary parkland, used every day, and it doesn't need an official badge.

The surroundings are one of Wembley Park's real strengths. A buyer here gets parkland, hillside and water within a short walk, and a stadium as the backdrop.
