Detached houses come up so rarely they barely count as a market. Prices have eased off over the past year, though nobody looking here should expect a bargain.
The Land Registry recorded 266 sales in the year to May 2026, at a median of about £528,000. Flats made up 166 of those sales, at a median of £450,000. The 65 semi-detached houses sold for about £645,000, the 29 terraced houses for about £520,000 and the 6 detached houses for about £800,000. Six detached houses in a year is roughly how few Humphry Repton would have wanted on his whole estate.
The Land Registry's house price index for the area was about 3% lower in May 2026 than a year earlier, at an average of about £549,000. Flats fell further, by about 5%. Those are published year-on-year changes and say nothing about where prices go next. A buyer gets a little more room to negotiate on a flat than on a house, though not much.
Band C is the most common council tax band, and only about 18% of homes are in bands A or B. A band D bill in Brent comes to about £2,235 a year, which is the easiest figure to hold up against what you pay now.

That bill keeps arriving long after the purchase price has been paid.

Wembley Park sits in the middle of the market. It costs too much to count as a bargain and too little to count as an extravagance, and anyone who wants the semi-detached house has to find a good deal more than a flat buyer.
