What do houses cost in Watlington, Oxfordshire?

For anyone buying or renting in Watlington, Oxfordshire.

A typical house in Watlington sells for about £479,000, and the Chilterns are included in the price. Detached homes go for about £628,000. A terrace costs nearer £330,000, when one comes up at all. Most homes pay Band D council tax. The hills are free to look at, but nothing at the foot of them is cheap.

The Land Registry recorded 24 sales in Watlington in the year to May 2026, with a median price of about £479,000. The six detached houses sold for a median of about £628,000, the eleven semis for about £495,000 and the five terraces for about £328,000. Two dozen sales in a year is a thin market, and a single farmhouse or one cramped terrace can move the headline figure more than any shift in demand. The semis set the tone here. Most of the town's buying and selling happens in that middle column.

The house-price index for the area rose 4.3% in the twelve months to May 2026, to an average of about £471,000. Flats rose 1.3% over the same period, to an average of about £236,000. Both are modest moves. The flat figure matters less here than it would in a city, because flats are a small part of the stock.

Council tax is mostly Band D, and only about 9% of homes are in the two cheapest bands, A and B. For the area covering Watlington, a Band D bill comes to about £2,600 a year. In 2015 a metal-detectorist dug up a hoard of silver from the time of Alfred the Great in Watlington. So far that is the only cheap way anyone has come by valuables here.

Renting doesn't get anyone off lightly either. Across South Oxfordshire, the Office for National Statistics puts typical private rent at about £1,380 a month, down a fraction over the year. That is a mean from its rent index, covering the whole district, so it says nothing about any one street in Watlington. By size, the district averages are about £1,025 a month for one bedroom, £1,270 for two, £1,590 for three and £2,290 for four or more. The index publishes no figures for studios or single rooms.

Household income in the area was modelled at about £68,000 a year before tax, for the financial year to March 2023. That is a healthy figure, and it still falls well short of covering a typical Watlington sale by itself. The figure is gross and a few years old. The mortgage lender will be working from what is left after tax, at today's prices. Plenty of the people buying here are bringing equity from a previous sale.

Of the sales that could be matched to an energy certificate, 21 of the 24, the median price was about £5,130 per square metre, with a typical floor area of 86 square metres. That is a three-bed semi with no spare room for anything, at a price that assumes it has one. The certificate states the floor area for each home, so a buyer can compare a particular asking price against that local rate.

The 2021 census gives the bedroom mix: about 9% of homes have one bedroom, 25% have two, 39% have three and about 26% have four or more. Three bedrooms is the standard size here, and there are very few one-bed homes for anyone who only needs one.

Watlington is an expensive place to buy, and a few years of modest gains haven't changed that. Buyers can expect fine houses, few sales and prices that come in high.
