Who lives in Thamesmead?

For anyone buying or renting in Thamesmead.

Thamesmead is home to young renters and young families, most of them in homes they do not own. About two in three households rent. The typical resident is in their mid-thirties. Lone parents are about as common as couples with children. In Thamesmead, more households deal with a landlord than with a mortgage lender.

Census 2021 recorded 31,946 people in 11,268 households, and every population figure on this page comes from that census. About 32% of households own their home. About 35% rent from a social landlord, and 30% rent privately. Social renting is the single largest tenure, which fits a town the Greater London Council built to let.

The median resident is 34, and about 31% of people are aged 25 to 44. That is the age for new jobs, first children and first attempts at saving a deposit, and for many people here the deposit is still being saved.

The Office for National Statistics models gross household income across the area, before tax, at about £64,000 for the financial year to March 2023. That figure adds together every earner in a household, so a two-earner couple and a single parent on one wage both feed into the same average.

The households themselves vary. About 28% are one person living alone, and about 5% are a pensioner living alone, which is part of that 28%. About 20% are couples with children, and about 21% are lone-parent families. Children are everywhere here, and in about half of those families one adult runs the household alone.

Qualifications cover a wide range. About 40% of adults hold a degree or equivalent, and about 18% have no formal qualifications at all. Full-time students are about 4% of residents, so the place has no term-time rhythm, and the young adults here are mostly working.

About 86% of residents describe their health as good or very good. The Royal Borough of Greenwich, measured against England, comes out similar on preventable deaths, and its smoking rate of about 9% is also similar to the national figure. Those borough-wide comparisons say nothing about any particular street in Thamesmead. At area level they are unremarkable.

About 1,470 people live in communal establishments, not private households. Belmarsh, Isis and Thameside prisons are on the western edge of the area, and there are four care homes, so this is a place where a real share of the population lives in institutions. It also means a small part of Thamesmead's population did not choose the address. Those residents are counted in the population total but sit outside every household share above, which describes only the 30,476 people in private homes.

Thamesmead's residents are young, mostly renting and often raising children on one income, and by the usual measures of how comfortably people live, the area comes out below average.
